image I've been getting the run around for a month trying to get my house appraised most appraisers only work with realtors and I'm doing a for sale by owner (wish I'd known about Lightspeed Appraisal Group sooner) they were here 4 days days after I called them. Very professional & had my report in 1 day

image Our realtor market analysis and the appraisals of three other companies were within the ballpark of each other, however, ​Lightspeed Appraisal was extremely low in contrast.Lightspeed Appraisal issued our home deductions for items that are more expensive than the comparable home they were using. For instance, ​the comp had laminate prefab flooring in contrast to our new oak hardwood floors. The comp home has a half bath from 1994, while our's was newly and completely remodeled. The comp home had a prefab stone fireplace that did not match the rest of the home while our's is wood and super clean with a painted white finish. Our entire home has matching hardware on the doors that are​ all replaced and brand new with a modern style while in contrast, ​the comp home had the old brass hardware from 1994.Overall working with Melissa and Lightspeed Appraisal was relatively easy. She was in and out of the house in far less time than any of the other appraisers, which makes me realize they are investing a lot less time than other's to appropriately price a home.I would suggest calling any other company instead of Lightspeed as in the amount of time they'll spend on your appraisal​ is in the​ name of their business.We had great success with all other appraisers. image Paul Brocato did not appraise our house accurately. He spent less than 15 minutes reviewing our house, and had zero understanding of our neighborhood, "measured" our square footage wrong, and used comps from busy streets. We are on the end of a private cul de sac with an adjacent park and a stream behind us not to mention we also have horse property, and a much bigger property than all other comps he pulled up. All comps he compared our house to did not have any of these perks not even close.  I felt like Paul did not spend time at finding comparable values to our house. We then sent an appeal, because we were not happy with his value. We gave him 13 other more comperable comps, and he didnt even take into consideration our comps and didnt change a single thing on the appeal or value of our house.It would be a JOKE AND HUGE mistake if we put our home up for sale at the value he suggested. I dont understand how a home on a busy road is worth more than ours. Also our property tax is based on a higher value than his, his value was unjustified completly and totally missed the market value of our house. Do not use him to appraise your house unless you are looking for a extremly low value. Also another reviewer and the same problem as we did, so ya don't hire him.
