    I am truly disappointed in this property - Botanica Town Center. I have been a renter for about 4-5 months now, and since the beginning have had a bad experience. Within my first month, it was extremely difficult for me to get a call back from anyone in the leasing office about payment issues or even general resident information needed. Most of the time, no one is available. The lack of customer service has me feeling consistently like no one cares for the tenants. Secondly, theft is an issue in this area - mainly due to gentrification, but the action-oriented response from management is never seen. Packages go missing DAILY, and our mailboxes have been broken in-to multiple times and it has taken months for management to replace our boxes, which has allowed for our mail to be unsecured. Lastly, I pay for my gas, water and rent with Brookfield properties, and maintenance has to come to my place multiple times per week to "fix" my hot water and heat. Often times, I go days without hot water and heat and the property still has no solutions. As someone who is disabled with many orthopedic injuries this is not a good environment. I consistently have no water or heat. With the lack of customer service, there is often times no response. Please do yourself a favor and do not rent from this property. This has been my worst experience since I've moved here to Denver.

    This place does not care about their renters whatsoever. Every single day you see renters post in the portal about their missing packages and in the 13 months I lived there, nothing was done about this problem. Our hot water heater went out and they replaced it but did not check if it worked, it didn’t. We asked for the code box outside the building to be checked, 6 months later it’s still broken. On top of all of this, there is no health or Safety clause in their leasing agreements. This is extremely unusual and just further enforces that they only care about money and not their residents or their safety. It was an expensive lesson to learn and I would advise you to look elsewhere.

    Do yourself a favor and don't even consider renting from this place. Incompetent management, lack of communication, I could go on and on. Shortly after moving in, the Stay-at-Home order was issued. But for whatever reason the property manager thought this would be a good time for balcony construction to start taking place for the next (what we thought) 2 months. Two months ended up being three after several delays, and as I write this they're still not done. Imagine drills, hammers, pounding, shouting, loud music from 7:00am-6:00pm every day, Mon-Sat. Don't even bother trying to reach out to management - they won't get back to you. Per other reviews, they are correct. Packages continually get lost, safety is an issue, and for the price you pay, it really isn't all that great.

    The biggest rental scam ever. I made the unfortunate mistake of signing a 15 month lease in order to obtain an [almost] affordable monthly rent. It was instantly downhill. Lost paperwork, snarky staff members, and refusal to do anything to monitor the copious crime (i.e. installing cameras) are only some of the things you will have to deal with. My home was entered on more than one occasion without consent for non-emergency matters and my complaints were ignored, something in direct violation of the lease. Furthermore, they will charge you exorbitant fees for mistakes on their end and then send you in hoops to attempt to fix it. If you expect anything to get done, you have to spend ages waiting in the main office- don't even think to expect someone to call you back if you leave a message. Staff members downright lie to your face, so I started having to get everything in writing and retain copies of documents. There are no amenities, packages are stolen on a regular basis, cars are broken into, and armed robberies and car theft occur in the parking lots. Dog excrement is everywhere and sidewalks are always icy. Management doesn't seem to care, however. Instead of taking responsibility, they prefer to reply to every critical post explaining why every instance listed is the fault of the tenant. The only good thing about this place is the maintenance team. Stay away.
