We needed a repair from power pole to park model on their electrical cord that the park put in 8 yrs ago. They made us pay. We had no power at all in our park model on Easter and it was almost 100 degrees out. Cost us $160. All we ever see is female staff members driving around and around doing nothing especially Arbor Tech. This park has had 60+ units pulled out and there are still 30 for sale. This park only has 330 spots. I guess no one cares if we all leave. It also has the highest yearly fee in Yuma. $4464 which you can not pay with a credit card. It goes up typically 5% a year and gives you less and less.

For starters, the water is frequently shut off due to main lines breaking.
They raise the lot rent every year by $40 per month or $480 per year whether you own or rent your house and without justification. (nothing significantly done that would justify a huge increase). The total amount of increases I have paid so far is $3,360.
Me and my puppy got attacked by a pit bull who was off leash and who the owner had just rescued from a shelter the day before. My dog had to get emergency surgery to save his life—it cost over $3,000–and I never got reimbursement from the pit bull owner. Me and my dog have suffered a great deal from this traumatic attack, both physically and mentally and he has not been the same since. Furthermore, the rules state clearly that if anyone gets a new dog after moving in here, they just get permission and approval from the site manager. This didn’t happen. To make matters worse, the manager did not evict the pit bull owner nor demanded that he get rid of this dog. The manager allowed the owner to continue to take his dog on walks, and he purposely walked back and forth in front of my house, trying to scare me or instigate a fight. All of this was reported to the manager who reported it to ELS and nothing was ever done.
Even worse, new people have moved into the park 1-2 years ago and they own pit bulls. And this was after I had filed a lawsuit against ELS and the pit bull owner (who eventually moved out).
I own my mobile home, yet I am charged site tax by ELS on top of property taxes. There is absolutely no reason to charge us site tax when they do nothing on the property. Homeowners have to pay for weeding and yard maintenance, including cutting down dead cactuses.
We live in a gated community for our safety. The front and back gates have broken down frequently, and it usually takes a few days to fix them. The most recent breakdown to the front gate was in January 2021 and it is now April 2 and it still hasn’t been fixed. ELS has given every excuse imaginable as to why it has taken 3 months to fix the gate. They are too cheap to buy new gates. There has been a significant rise in crime in the park due to the gates being open. Anyone can wander in here now and we’ve had many thefts when thefts weren’t even an issue before. Another “firstâ€is homeless people coming in and sleeping on the ground. We have zero security here and most of us are scared. If an assault on anyone happens, ELS could well have a big lawsuit on their hands as they are the cause of the crimes and lack of security.
The computers in the main clubhouse were removed without explanation and are supposed to be one of the “perks†we get that is reflected in the rent we pay.
During the pandemic last year, the pools and clubhouses were shut down for almost 9 months. Yet, ELS didn’t cut us a break (like reducing the rent) as the pools and clubhouses are another perk of our lot rent. They opened up this year but they now have hourly restrictions, when they had no mandatory hours before the pandemic. They also made a stupid new rule that no children and no guests of the tenants here can swim in the pool.
The roads in the park are in great need for resurfacing, yet ELS claims there is nothing in the budget to resurface or even fix potholes.
And finally, the communication (or I should say lack of) is unacceptable. During my 6.5 years here, I have called the office on occasion and the manager does not return calls. Nor do they address the issues I have complained about. When we got a new manager, there was hope that things would get better. They only got worse. We had to make an appointment to talk to the manager and could no longer walk right in. The manager was hardly here or only here for a few hours a day and he recently quit, so we are sitting ducks here without a manager and open gates.
