Mr. Wofford came to my home, he was in my home for less than 30 minutes in Feb 2021. He used older appraisals to calculate the square footage even though I stated I felt they were in accurate. I stated we had some over 100k in upgrades to include new roof, new hardwoods, new appliances, new hvac, new fixtures, over 10k in new paint. We informed him we wanted to know the exact lot acreage, this was neglected. After Mr Wofford’s appraisal was reviewed it was noticed the property value had only increase 10% since the last appraisal in 2017 even though we had done major upgrades.
Mr Wofford appraisal was within 18k of the access tax value of my home in 2020. We all know the accessed value is well below the actual resale value. After reviewing the appraisal from 2017 and compared to the 2021 appraisal Mr Wofford done, there were many discrepancies, most notable was the outdoor custom granite and brick kitchen/bar that Mr Wofford failed to annotate on the appraisal. He left this out. The outdoor custom brick fireplace with power and cable connection was left out of the appraisal. The total cost of outdoor was 40k to install. He did add irrigation system to his appraisal so there is something he noticed :/ Mr Wofford downgraded the condition and custom details of the trim, hardwood and fixtures even though we just had them all upgraded in 2020! Mr Wofford stated had 2 car drive way but this is false. We have six car drive way. The older 2017 appraisal reflects this. Mr. Wofford used comps that were from May, June, May, and July of 2020. There are more recent comps with in the last 120 days. He used two comps that have one third of acre less than my current property. After all this he still refused to answer my calls or reply to the voicemails left. I am currently filing a complaint with the BBB, Alabama Realtor Appraisal Board, and the Veterans Administration. He is worthless and not honorable. He only took my 500.00 and copied the accessed value and the older appraisals to generate this current appraisal. I suggest you see his name on the appraisal form you refuse to allow him view your property; ask for a new appraiser! Don’t let him hurt your family and home value as he has done mine.

Mr. Wofford was very unprofessional in his appraisal. He came in with a very low appraisal making the statement "I have to take care of my veterans." Well, he really did. Because of his appraisal coming in $30k less that the selling price, we had to relist and take VA off the table. So no veteran who planned to use a VA loan could even purchase. That's really taking care of them. So, after going under contract for a 2nd time, the new appraisal came back at the original asking price, $30k more than his. Basically, he cost us $15k (difference between the 1st and 2nd selling price) because of his low appraisal.
He took off because the house had 8 foot ceilings but refused to add anything due to all the upgrades that were done and the fact that this house was on a 1 acre lot and his comps were half acre or less. He refused to list a room with a closet and bathroom a bedroom. I know that doesn't add any extra value to a home, but he was just completely unreasonable.

Danny Wofford is an exceptional appraiser. He was diligent in his appraisal and provided the documentation swiftly. Additionally, he was helpful and considerate as I asked questions during his visit onsite. Great attention to detail.

Danny Wofford is the most unprofessional appraiser I have ever encountered. He bashed my name to my clients for not returning his phone call after 10 minutes. I called and asked why he bashed my name and he just started screaming cuss words with no explanation and hung up. I WOULD NOT RECOMMEND HIS SERVICE TO ANYONE. VERY RUDE AND UNPROFESSIONAL
