Have lived in the community for 10 years. The board is dedicated and does a great job maintaining the community . It is kept immaculately clean and well maintained. They are constantly looking for ways to improve it - such as the recent addition of a pickle ball court that has been a huge hit. Values for these luxury townhomes have skyrocketed due to high demand for these sought after homes - they rarely last when on the market.

Was considering buying a place in this development but decided strongly against it after talking with many residents and asking their opinions. It appears that the HOA Board is the big negative which applied a $ 2300.00 dollar assessment over three years for cement work above and beyond the few damaged areas on a community just 12 years old. That's on top of the 375 they collect per month from the 190 units. Some residents told me that even challenging this present board causes even more financial stress on the community as the President uses community funds to go after those challenges by threatening via a lawyer. I was also told that the same contractor that does the lawns does everything else including the cement work that was done. I saw something like that on the TV show 20/20 and no longer considered buying a place here! Decided to look in NJ avoiding an HOA nightmare that many residents expressed here. I can use those HOA monies saved here on snow removal and lawn maintenance.
