I have thoroughly enjoyed living here for the past four years. In particular, Ashley one of the property managers is absolutely amazing! She has helped remedy many issues and is paramount to the community. Additionally, John and Martin are wonderful and fulfil their duties with expertise while being kind. My neighbours are friendly and the walls are thick. The location is also unreal.

I love our building. It is located perfectly for anyone who is looking to enjoy city life. Although it is in the middle of the city, the building is quiet and very well maintained. Neighbors are friendly and everyone I've met is an animal lover.

I have to say Arrive has settled in nicely over the last year or so since acquiring the building. I did leave a 3 star review prior and vented a bit. Having had 2 plus years in the building I can now offer a better overall review that's not based on emotion. Our package room is more secure, and they have invested in the property overall. The Property Managers are at the entrance now and have an open-door policy. I never feel any hesitation to pop in and ask a question. The Maintenace crew has always delivered in a timely and professional manner.
Most if not all of the tenants here look out for each other and respect one another at least in the common areas, hold the door open and vet strangers from trying to access the door. The building only has around 80 units spread out across 12 floors so you will get to know familiar faces and pets fairly quickly.
I do have an issue with a tenant on my floor and their dogs urinating in the common areas. This is not necessarily at fault of Arrive, but I do feel it could have been avoided if the tenant was better screened and the breed restrictions were properly followed. Unfortunately in CA its next to impossible to enforce policies or remove tenants easily once they are in. They are working on a resolution and have heard my concerns so for now I will trust that they will follow through.
I am really hoping to stay here for the foreseeable future. The max lease extension offered was 12 months with 10% increase *the max allowable* I understand economics but at that rate yearly it will be unaffordable for me to stay long term if rent continues to compound at that rate. I wish I could lock in longer lease like previous ownership allowed. Had I known the building was going to be sold I would have taken the 3 year option that was provided at the time. No fault to arrive for that just a learning lesson for myself.
PROS:
truly unique lofts with a great view depending on the floor.
Access to the pool and bar next door at the Kimpton
not the cheapest in the area, not the most expensive

CONS:
Loading Zone:
often occupied with Hotel next door or deliveries. But you learn that its ok to pull forward or double park for short periods if necessary.
7-11:
Its adjacent to a 7/11 and depending on the day or time could be festered with homeless. Although this is common in DT and not the fault of Arrive, I think it should be a requirement that all the 711's in downtown be forced to hire private security to help prevent this or at least utilize some hostile architecture to prevent them from just loitering in front of the building. I did see two guards for Arrive outside last night, not sure if this is ongoing or a one off since there was turnover in that dept and I haven't seen anyone on duty for some time now. It is definitely needed as I've encountered homeless literally blocking the entrance on numerous occasions. One even became aggressive when I was with my small children, and I was forced to chase him away with my son's skateboard.
Moving In:
you may get a ticket for parking too long or be forced to park in the red and wont be reimbursed. I have seen people starting to move in toward the evening and night to avoid this most likely by the recommendation of mgmt so kudos for that.
Parking:
The closest lot charges $200-$300 a monthunless they broker a deal with neighboring lots. Personally, I park up the street and have learned the street cleaning schedules so it's definitely doable not to pay for parking a walk a few blocks. My fold up scooter comes in handy too.
