image Due to a slow market for the sale of our house, we needed to be able to turn our home into an income property. We went through the entire process of being onboarded but ended being able to sell the house. I felt very called to still leave a review bc we were so impressed thus far with Brandon's services. He came highly recommended by my dad and brother who both had income propery with Brandon at ATX Property mgmt. We were nervous about turning over our property but Brandon made it careful and professional and were really above and beyond accomodating. My family can also vouch for the quality of service- good vetting,goid long term tenants, great communication, all at a fair price. We look forward to ising Brandon's services one day day and highly recommend them!

image The WORST experience with a property management company in a decade of renting. They will completely disregard the move-in inspection form and photos taken upon your move-in, will steal money from your security deposit, and refuse to respond to repeated emails and phone calls. We had the misfortune of renting a townhouse that was occupied by the owner of this company for the last couple years. We moved from out of state and were unable to view the unit in person until the day we arrived to Austin and began moving in. We were expecting a clean, well-maintained unit and were sorely disappointed by the state of the place when we arrived. There was mold in the pantry and garage from the water heater, mold and grime in the shower, the clothes washer we were provided with was covered in mold and clogged with cat hair, and the paint touchup was done carelessly with paint all over the trim and outlets.
When we brought up our concerns with the unit and its cleanliness, we were treated with disrespect and our concerns were completely disregarded. We had to remind them that our lease included appliances that would be in proper working order, and if they refused to address the issues they would be in violation of the lease agreement. The owner had 4 cats when they lived in the unit, and we dont believe they owned a vacuum. During the course of our 15-month lease, our Dyson vacuum was completely filled every single week with cat hair, litter, and dirt. Our wall art couldnt be hung using command strips due to the layer of dust and grime coating the walls and would fall every single time. When we moved out, they charged us exorbitant fees for wall and cabinet paint touchups ($350), and when we asked for examples they sent us photos of the walls they had painted themselves before we had moved in. We had photos of those walls that we took upon move in and I believe this is why they have refused to respond to our requests that they revise the charges from our security deposit. They also tried to pass off the previously mentioned mold in the pantry as being food debris that required cleaning and painting, even though it was called out on our inspection form. Their cats had scratched every single cabinet in the house and we had noted it on our move-in inspection form, but they still blamed all of it on us when we moved out. We have never had any complaints from previous landlords about the state of the units upon our vacating.
Avoid renting from this company like the plague. They will make promises and they will not keep them. Sadly for us, even with the move in form being signed by both parties, photos as evidence and four weeks of attempting to speak with the owner of the company we are out of options. In total, this has cost us over $600 and way too much time/energy. If you plan on doing business with this company, good luck.

image My wife and I are expecting our first child so we were looking for a new space. We were very excited to finally find a nice home and start our family. Unfortunately, the property we rented is with a company called ATX Management and I would definitely like to note that "Management" is an overstatement.
We were told that the house had been vacant for awhile despite seeing what was obviously a home office and bed setup in the living room when we first viewed. After checking with Nick (office manager?), he assured us there was no one living there.
After multiple attempts to complete the contract due to errors on their part (we ended up signing 3 different versions of this lease), we finally were able to move in.
The walls and cabinets in the kitchen were covered in a layer of oil, the floors in every room had spots of paint, the previous owner left quite a bit of stuff behind that we eventually just threw away because we could not reach the office for direction, and the whole house smelled horrible.
I was willing to forget about all that and move on.
Cut to me immediately entering maintenance tickets for a fence that is literally falling down and a broken window that faces the street. 2 MONTHS later, a man calls me saying he's coming to fix my window, and he claims he himself found out about it that same day, and only because I finally checked up to see if they were ever going to do anything.
The fence is still broken and I have had to pay out of pocket to do minor repairs just to keep the neighbor's dog from attacking mine through the fence.
Evens so, I'm not one to leave reviews or complain to often and had kind of already given up on them managing anything at all.
Now, the AC/Heat went out 3 days ago. My wife is 6 months pregnant. We called several times to have a technician sent out and even stated the urgency considering her condition. We were promised a technician to come out today but as I write this, still nothing! We called to check in and got the brush off. The weather has since turned cold and now in a 2,200 square foot house, my wife, two dogs, and I are reduced to a 200 square foot space near the fireplace because the rest of this house is miserably cold.The experience has been miserable for my wife and my dogs are literally bundled up next to the fire place.
Ignore me, fine. I can do most things myself. But mess with my family, and I will be forced to do something i've literally NEVER done before, and that's write a Google review. It sickens me to think I've put my family in this situation but with such an expensive city as this and being such a young family with limited resources, the options are limited.
For the love of God, do your homework if planning to rent from them. We never even got mail keys and were told to just call the post office. We haven't received our mail in two months!
I just hope no one else has to go through this lack of respect and care. It's disheartening that they can operate like this and remain in business.

image My son and his gf rented from this company for two years. They kept incredible care of the unit. It was disheartening they were charged for items or things they did not do. They were accused of patch painting the unit which they absolutely didnt do (thats how it was upon their move-in). Damaging the closet for the water heater which the company who replaced it did and so much more. They were even told the bathtub had to be resurfaced?!?! All I can say is take photos and video of every single thing. If you dont, they will hit you with bogus charges. I spoke to an office person, Nick, who said theyd work with us as the owner doesnt want to take money thats not his. Then they ghosted all my calls and emails. We never signed off on closing paperwork and they just refunded the few hundred dollars back without it. My son didnt fully clean the unit when they left which is on them and there were some nicks from normal wear and tear. I attached photos of damage they were accused of so when I say document everything I mean EVERYTHING.
The unit itself aside from minor issues, they had no issues with other than catalytic converter being stolen.
Photograph inside of stove, inside of each and every cabinet, the fridge, the trim at the floor, bathtub, paint job, make sure legs on built in desks are tight with no marks, open and close closet doors, check blinds by glass door and make sure none are missing and that they turn fully. If not report and document via email. If a college kid is renting have your parent do this with you as they have likely experienced this before. Sadly my son didnt know to document EVERYTHING and paid for it.
His unit was one on Red River.
