This company conducted the home inspection on behalf of the buyers who recently purchased my home . Prior to his inspection, my HVAC functioned properly. The morning after his inspection, I awoke to a cold house and the water in the shower was cold. Went to the HVAC room and smelled slight gas. Immediately discovered the water heater was physically turned off - no pilot light. Also noticed the HVAC was pushing cold air - the electronic pilot light was inoperable. Since it occurred over the weekend and b/c electric pilot lights can't be re-lit like older pilot lights, we had to call out emergency service, which cost over $400. The certified HVAC technician that responded quickly discovered that the electric pilot light shorted out, most likely after being bumped and making contact with nearby metal. See photo to see scorch mark where contact was made. This company's inspector was the only person to access my HVAC since the last scheduled maintenance. Ultimately, I re-lit the pilot light on my water heater and had the electric pilot light replaced. Tried to re-coop some of the expense but was unsuccessful. Felt violated after allowing someone into our home only to have this happen and were so upset that we considered canceling the sale.
