image I honestly wish we would have worked with a different builder. Was a miserable process. Couldn't get responses ever from the project manager, made us feel like a nuisance from the start. The quality control was terrible, so many repairs before move in were sloppily done. No one ever checked if they were completed at all even or done well. If you like the lot buy it from them and find a different builder. Wish we had.

image If you're considering Trademark Homes because they have a cheap lot in Verona, know this: they make up for it inflating the build price to $275 per square foot for quality that other builders are achieving at $225-245 square foot. That lot is not a good deal; it's the start of a nightmare.
I signed a design contract with Trademark on 5/22. The original lot wasn't large enough for a ranch, so we switched lots in mid-June, a process which took a maximum of 2 days. After 60 days, when I was always immediately responsive, we had not priced a single faucet, nut, bolt or piece of wood for the home. Nothing. Michele, the realtor who handles the contracts & design process, told me the soonest we could get a price and build contract would be in early to mid-August, approximately 80 days after the original design contract started.
After wasting almost an entire summer on Trademark, who had the lots I really wanted, I was pestered by Michele about an unrelated transaction for an investment property in my family, that was shared to her without my permission. The vendor knew they shouldn't have shared this information, so they asked Michele to keep it confidential. She complied by writing an email implying multiple vendors had reached out to her, when it was just one. I offered to have her provide proof backing up her claim of multiple contractors, and she declined (almost certainly because she didn't have it). I immediately knew she lied and reacted accordingly.
Surprisingly, for a realtor, Michele doesn't really care what the contract says. She's the boss and gets to tell you how and when you give her money. When you present contract wording, she does her best to ignore it. They literally met none of their requirements in the contracts.
Rather than be honest with me about capacity & timelines, Michele deceived me into signing a contract I never would have if she had been honest about their long waits. She then slow rolled me all summer, leaving me wondering why it takes 8 days to just SCHEDULE an appointment with a vendor after making the initial contact. Her goal is to manage you, not work collaboratively with you.
The Trademark contracts in Hawk's contain a provision that they become null & void if a build contract is not signed within 45 days of the signing. At day 36 of the 2nd contract, k, we didn't have a single thing priced and Michele was saying the soonest we would was about 55 days in. The contract would have already been terminated by the builder's provision. Why they have a contract that expires in 45 days but they slow roll you to not get any pricing after 60+ days is beyond me. The lot switch reset the timer, even though it only cost us 2 days, so in reality they couldn't even do pricing within 80 days.
Michele thinks customers are a nuisance, like the other reviewer said. She mocked the design and selections of multiple customers to me. If you're considering building with Trademark, understand that you're not going to be different.
Michele is slippery by nature and as soon as you sign a contract, you are a subordinate without any say in the matter. When I wanted to do a vaulted ceiling & soaking tub, Michele & the draftsperson pushed back "because they're not seeing that a lot now". All of the Parade ranch homes had vaulted ceilings and most had soaking tubs. I honestly think she's just been doing this too long because there was no energy or desire to make a home happen. I think they secretly just want to do Spec Homes.
If you care about timeliness or a builder who treats you like a partner, Trademark is not the builder for you. I would have gladly paid a large premium to buy the lot outright and not have to deal with Trademark. The only time Michele showed an ounce of urgency was when she found out information about an unrelated transaction. Service: Home building
