Two years and rent has gone up, trash collection is a health hazard that has not improved in almost one year. Mold, roaches, and all work orders take Minimum one month but sometimes two. During move in walkthrough, submitted work orders to address major water drip, window screens and patio screen doors needed to be replaced or fixed. Tub issues fixed two years later, bedroom window screens have not been addressed and patio door was bent to fit into slot, work order stated it was fixed . Yup fixed means no water pressure and no hot water. Have requested in each work order to be notified when they gain access or to leave recipient letting tenant know they have gained access to address a work order. I appreciate coming home to items in my home being moved, items in bedroom that should not be touched and have nothing to do addressing work orders. Please remember Alexa, baby monitors can see what is being done to pets and can hear and record everything. In two years, I was notified once. However if the tenant needs to be addressed, it less than 24 hrs., complex is quick to leave a notification at your door quoting lease and quoting item that are not on the lease, using words as to justify their notification or violation. They don't respond to requests when reporting emergencies, like neighbors smoking off the patio discarding cigarettes into bushes causing a major fire hazard, or all the fire crackers hazards during holidays. Not one letter or portal notification for those violations. This complex is disgusting, major health hazard/ violations when it comes to trash compactor.Its nothing more than a major health violation and I know that definitely violated their side of my rental agreement. If I request to vacate the apartment for lease violations, significant health violations-we all know what response we'll receiving How long did it take to fix our laundry units? I stopped counting, we did get 1 notification. But all the dog violations around the complex to include 24 hour or more of non stop barking from large breed animals, never address. I've lived here two years and the positive reviews I read are all untrue.
And "Odessa" please don't acquaintances to create a false positive. If you read the response from management to the low reviews, they are all the same. Copy paste. This community goal is all about money. pay your rent, zero renovations, zero improvement, zero understanding, 1% customer service. , zero caring-empathy and zero value for their residents. I expect on my upcoming lease -3rd year, rent will go up once again. I expect the same cut and paste response as to all posts that report true statement. I expect a denial to a request to end my lease early due to their health violation revolving the trash compactor. I like the area where I live but definitely not the complex. New construction just up the road and I think MAA Mandarine will not loose ANY sleep over loosing good tenants who pre pay rent. They rather threaten, instill fear and create an unsafe, unsanitary living environment with zero accountability.

I have been a resident here at MAA Mandarin Lakes since February of 2023! My experience with this community has been phenomenal. The staff at the leasing office have always been so kind & welcoming with smiles every time I am greeted. Customer service from staff is TOP TIER. Ive only reached out in regard to an internal transfer to another unit, however the few times I have reached out to the office theyve been responsive (within 24 hours) by phone or by email. If I cannot reach them by phone, a quick trip to the leasing office and they are quick to help.
Ms Phaedra the Leasing Manager, at the front desk is absolutely divine! She helped assist with our transfer to a bigger unit & everything was finalized within 3 days! Such a quick and smooth process as a first time mom & with my due date being so close, I was super anxious, but I asked & they delivered!
I am blown away by the patience & nurturing energy from the management team as a whole from Ms Phaedra & Ms Traci. Thank you guys very very much.
The beautiful lake view, the lawn care & upkeep of the community is a BONUS! We love a clean, aesthetically pleasing environment.
Were so greatful & so happy with confidence in calling this community HOME.
