image Not impressed...he was late, dressed like a slob in gym shorts and a sloppy t shirt. he was kind but provided us with a lousy appraisal.  I know this because I had researched recent sales before he came. The comps he used were not even close to being our acreage.

image If you use this company you are making a HUGE mistake. The only reason I'm giving one star is because I don't have any other choice. The appraiser valued our house 35,000 below what non updated houses are going for in our neighborhood. Ours is fully updated. He only pulled 3 comps, 2 of which were on the East Cobb side of Roswell and the market sells for much lower. Appraisers we have used in the past pulled 8-10 comps and the reports were much more detailed. This appraiser half assed this report and charges much more than others companies. He wouldn't take into consideration the location of our house (less than a mile to canton street) or our 4th bedroom that has a window and a closet. We purchased the home a few years back as a 4 bed and now he's calling it a 3. We submitted a rebuttal which he immediately shut down and said he would not be making any changes to the report. There were so many red flags about this appraiser. We knew the second he left our home that our lender had set us up for failure on this one. This man needs to do more research on neighborhoods in the Atlanta area if he wants to branch out from canton or holly springs. We received a second and third opinion both of which couldn't believe the report he gave us. Our lender has dropped using this company all together. Do your self a favor. Do not use this appraiser.

image He missed rotting siding, a door missing the 2nd pane, and worse he missed a/c an heating vents hanging with toys stuffed in them. He missed windows that wouldn't open, roach infestation under the house, and more. We brought up two of the concerns we had a month or so after purchasing the house when an internet provider took wiring off the house and rushed to get us to point out the rotting siding and never got a call back.

image Appraiser was very professional and clearly knows the area. My home was appraised by this appraiser recently and the appraisal was very fair. I understand that appraisers have strict compliance guidelines they must adhere to, this appraiser certainly reflected he knew the proper way to appraise a property. As homeowners we tend to not always understand what criteria makes up an appraised value, this gentleman was able to clearly explain and educate me on the components considered that ultimately helped determine the opinion of value on my home. I strongly recommend this appraiser.

image Flexible scheduling, reliable  & prompt but he will underscore the value of your home based on whether or not you're in a subdivision or not. Being he's local to Canton and supposedly knows the area & has the experience, I went with him for $325 but boy was I sorry. Coming from the West Coast, I had no desire to be in a subdivision. He believes a house is worth $40k more if you're in a subdivision. I don't agree because my home had a full flat yard (which is unheard of in the countryside/mountains part of Canton) and has an added playground & fence & tons of brand new features & upgrades.  So even thought we're out of the recession, my house is still worth less than what we paid for it, after paying on it 14 years? I would go with someone from Atlanta instead next time and spend the extra bucks.
