    I DO NOT recommend this company. I would give them a minus zero. Rj is so UNPROFESSIONAL, in handling maintenance requests from homeowners. They definitely FALL SHORT or lack of when it comes to matters of "There's no limit to the type of property maintenance property managers might undertake." Not to mention ensuring homeowners are satisfied.Their overall performancce needs serious attention.

    This place is an absolute joke. They decide to drive by on the day of garbage pickup and if your garbage cans are not collected by 7pm on the day of collection, they threaten to fine you. But God forbid, they enforce the rest of the C.C&R's sections that talk about yard care, weeds, satellites, fences, garbage in people's front yard, ect. You are a joke Judy. They also don't care to answer their phone when you call.

    Very disrespectful and unprofessional individuals that run this company. Neglected calls, charged for services that haven't been used by the homeowner that lives under there management. Their might be a possibility that that Judy and Rob that run this company are Racist towards some households. From what I understand and got from that neighborhood some get treated well and some like they are below them.

    DO NOT RENT OR CONTRACT WITH THIS MANAGEMENT SERVICE 😡😡🤮🤮 I just moved in, from across state (this house is in Ridgefield, rent $2700 a month). The only walk through I had was the initial visit to see the home. The house had new paint and flooring, with the exception of older cabinets and what not, I thought this would be a clean temporary home until we buy next year. It was under its construction phase, near the tail end. I looked past the state of the bathrooms, figuring cleaning would be the last on their list and the kitchen was full of project materials, so you didn’t prompt yourself to step in. My husband had to meet them there to get the keys and return back home for packing; no walk through was initiated. They like to claim the check list was in the packet, but it was in fact sent four days after collecting the key and my concerns of hidden damage have not prompted me to fill it out yet and I told them this. When pulling in mid-late evening with the truck, our first day at the house, we discovered the bathrooms and kitchen had not been cleaned..to the point of being unlivable. We blew up our air mattresses and called the next morning after the scheduled movers unloaded. 20 days later we are still dealing with them and their non-existent management; we had to return for a week to close up our other home, but during that time, we’ve continued our inquiry. I’ve recently been offered a cleaning person after crying on the phone (exhausted) when back and starting the cleaning, but was told they would just be spraying the surfaces and wiping, that scrubbing would not be an option and that it most likely wouldn’t be to my standards (as if I was asking too much). I’d already read the reviews in here, so I knew what they would do…they'd send someone, mark that it had been cleaned, then I’d have to clean it anyway and in turn, if I didn’t clean when moving, they’d charge me for it . Note EVERYTHING with time stamped pictures when you move in as I did! Her comment was I just didn’t want people coming in the home; how does that even makes sense after I’ve been asking for such? This house had not been cleaned in many years. It took me 4 hours to clean the master shower and 3 hours to clean the pantry racks if that gives you an idea; Im at total of 22 hours in “so far”. I have been emailing my progress and things in need of repair, including plumbing damage and or leaks, with nothing more than we will inform the owner. Washington laws do not protect the tenants in these cases (except plumbing and fixtures), it becomes a civil matter and they know it and take full advantage of it. In turn, they saved hundreds of dollars in having me, the tenant, strong armed into doing the work or simply live with it for the next year. Judy is just an awful person and I don’t say that lightly. When I started to actually get upset with her belittling and condemnation of comments, she said she would start the eviction process (huh?); previous reviews note she has issues with just this. Rob was always so kind on the phone, but is now non-existent and have since concluded quite a few fibs since (her Son, they just work this as a team of good cop, bad cop). Right off the bat, they raised the rent for pets (was only a $300 refundable deposit) and they don’t disclose an admin fee of $200-$300 (they’re contract says two different amounts); all was asked at our initial and written down to figure funds needed. In the end, my only recourse at this time is filing a claim with the Attorney Generals office, a report to the Better Business Bureau, then I’m off to small claims court. ** Photos are not an option on this site, but some can be seen on my google review, that I’ve copied and pasted here.
