Great renting experience so far! The team is very organized, thoughtful, personable, and most importantly, available/helpful. These guys are fantastic.

This is a review of our experience at their property, Lionsgate North. Absolute hell. DO NOT MOVE HERE OR RENT WITH ALLIANCE. Within 4 days of moving in we were at the manager's office to see what our options were for moving out. The major factor in moving out was noise. I've lived in a lot of apartments and understand there will be some amount of noise transfer between units, but this was another level. The neighbors did nothing wrong, they just lived their normal lives and it was so disruptive. We could hear our neighbors cough. We could hear their alarms in the morning. We could hear their conversations. We could hear them walk. We bought additional rugs and rug pads and rearranged furniture to mitigate the noise. We even moved out of the master bedroom and into the smaller room without an attached bathroom hoping that being away from the pipes would be helpful, but it didn't make a difference. The apartment construction is so bad that when our neighbors walk the apartment would actually shake. You can't escape the noise and shaking anywhere in the apartment. In addition to the noise, the apartment also had the following issues: The dryer does not work. We checked the lint trap which was filled with disgusting fur and sawdust, but even after clearing it out the dryer does not function properly. Just to dry a 1/3 load we had to run it on four 60 minute cycles. The washing machine does not work. If it is more than 1/3 full, it wont rinse and spin. The water heater only provides hot water for a 5 minute period. After that it is lukewarm or cold. When we use our vacuum the lights flicker. We also had issues with loud popping noises when turning on some lights. We never even fully unpacked or moved in so it's not like the outlets were overloaded. A lot of the outlets and junction boxes are very loose. Cords don't stay plugged in and regularly fall out. Everywhere you look you will find evidence of poor construction and remodels, including hairs painted into the walls and broken fixtures that have been shoddily patched. We emailed the apartment manager about all of these issues after deciding to move out (after talking to them about noise and providing notice) and they offered to address some, but at that point we had less than 2 weeks left in the apartment and we just wanted to leave without the hassle of maintenance. All said and done, we were in the apartment less than a month and it cost us almost $10,000 for rent and break fee. The office staff was very friendly and accommodating when moving in, but that changed as soon as we reported the noise issue. In fact, when we went to the office to report the noise issue one person asked the other which unit as if this had been reported to them several times. If this review stops one person from renting and saves them from being in the same situation with the same costs as us I'll be happy.
