Ziprent has been one of the best decisions we ever made! We hired Ziprent to manage a single-family residence we own in Oakland. From the first contact, we received timely replies with all the information we needed. We used Ziprent to photograph our place (the photos are just gorgeous!) and subsequently advertise for tenants. They handled all of the inquiries, vetted and recommended the tenants we chose, who are still in our place, who happen to be absolutely lovely people! Their fees are very, reasonable, they are responsive and professional. They act as the middle man betwen us and the tenants for any needed repairs, contacting us only when necessary to obtain needed approval. They also send financial information/tax documents, send the 1099s to vendors, you name it - they take care of it! They turned in an incorrect credit score to home owner and they wouldnt submit the correct one because he had already moved on to next applicant and presented them with a lease. However the ad is still showing for lease. It ticked all the boxes for us and now we have to relocate to eastern Washington to find a home thats affordable, clean and fits our needs. Way to go Ziprent, now i gotta relocate across state and away from my children and friends, an area I've lived in for over 40 years. They say they are out of the tenant selection process and the minimum credit score is 650 and i was at 649, that they would submit it as 650...but they didnt. Nov 29th, 2023

Hi Dawna - I'm sorry to hear about your experience. I tried to give you a call just now and left a voicemail and email to you from [email protected]. Please email or call us back at 415-877-4515.As noted in our email, we run a credit check using the 3 credit bureaus so that our numbers are accurate. Your specific application came out to above 650 which is what we presented to the owner.We do not hold any autonomy to the owner's decisions on which applicant they choose to move forward with. We've refunded your application fees a few days ago per your request and we had offered to move your completed application to any other property we have available for rent, free of cost, as our goal here is to help you find your new home.Our baseline requirements we have for all properties is a credit score of at least 650 and income of at least 3x the amount of the rent. This doesn't mean that anyone that does not meet the requirements, even by one point (649 credit score), isn't able to get the property. It is fully up to the owner to decide whether or not they want to proceed with any one set of applications. We provide the baseline as from our experience we see that applicants that do meet the income and credit baseline typically get approved however we always recommend all interested parties to submit an application as negotiations can occur and owners will always consider every applicant sent to them.Please get back to us with at your earliest convenience as we'd like to further discuss your experience and ensure we clear up any confusion.
