    It has taken me a year to write this review. I wanted to do it without emotion. I worked with Terri Kaminski on a sight unseen purchase. I have bought and sold properties for 35 years and felt comfortable with asking the right questions. I found a house on Redfin and asked Terri to have a look. The house hadn't sold and I was a bit suspicious in the Pandemic market but thought it would be prudent to have a look anyway. Terri sold the house to me in every aspect. She told me it was beautiful, the colors were soothing, the floors real hard wood, the interior doors solid core. The house had great bones. The garden was magnificent and could be on the 'garden tour'! There was an amazing 12 section sprinkler system. We did the video tour, me asking questions, her confirming all. We went over the inspections and made the purchase. In the videos, I could see the house was very dated. As long as the bones are good, I don't mind updating. Terri's idea of beautiful varied greatly from mine (avocado green/mustard yellow colors/cheap fireplace mantels, etc,) but that was fine. I knew I was going to have to step down a bit to be on Bainbridge Island. When we arrived (myself, single mum and my three kids) I immediately saw the house was much shabbier than photos. The front flower boxes were held together by boxing tape and the house paint was peeling badly. A quick walk around the yard revealed piles and piles of yard debris that covered perhaps 1/5 acre that were never addressed nor shown in the video. We entered the house by a code on the front door. I later asked for keys for the greenhouses, garage and the other doors in the house. Terri's response was "They never gave me any". I still have no keys. I contacted the owner and she insisted she gave them to Terri. Upon entering I saw immediately the living room floor was sloping. The floors were, in fact, a cheap engineered flooring, echoing loudly with steps as there was no insulation between the floors. The interior doors were not solid but hollow with a hole in the master bedroom door. The downstairs had a terrible, unrecognizable smell. The downstairs bathroom had a large split in the wall by the tub. The kitchen cabinets were falling apart and terribly scuffed. I knew the kitchen was dated but not to the degree of shabbiness. One of the cupboard faces fell off in my hands when I opened it. The downstairs sliding door was below grade meaning it was lower than the patio it opened to, allowing water to drain in. The incredible 12 area sprinkler system was made up mostly of buried green garden hoses. None of these things were addressed in the inspections either. Perhaps one of the hardest things was how disgustingly dirty the house was. Terri had made a point of telling me how she made sure the house was cleaned for me. There was dog hair and dirt everywhere. The refrigerator had mold and old food in it. The bathtubs were yellow, with dirt rings. The toilets had black mold underneath. Every crack, crevice, window/door tract were filled with dirt and dog hair. My previous income was from Airbnb. That was a deal breaker for me. I had to have a place that could accommodate an Airbnb. Terri assured me I could do so on the bottom basement floor. Within 5 minutes of being here I could see that would never happen with the sounds. As there was no insulation between the floors, conversations and footsteps were almost microphoned to the bottom floor through the floors themselves and heater vents. The house was completely misrepresented. I should have been aware of all the negatives before the purchase. I asked many questions what were answered incorrectly or not at all. I have spent nearly $100,000 on this house and haven't even done a remodel yet to update. The disappointment in this purchase has been crushing. Terri did not do due diligence. Terri and her broker have agreed to give me a 2% break if I sell this house and purchase another. I could never recommend Terri nor use her again. I noticed all other reviews came in within the same week or two to try and boost their ratings..

From what to address in our pre-inspection to the play-by-play list to get the house closed they made it so easy. It was their talking to potential buyers at the open house, taking time to explain septic systems and wells to out of area buyers, and rapport with other agents that made the sale. Terri took the time to learn about me and my husband on a personal level to determine what was important to us in buying a home and then showed us many great properties, pragmatically talking us through the pros, cons and opportunities of each. When we found our dream home, we knew it immediately, but it was priced too high for the amount of deferred maintenance. Terri supported us going in with a very reduced price and built a strong case to the sellers agent to accept our offer. They took it and we are still pinching ourselves to this day. Through the teams continuous collaboration, deep knowledge of real estate, and excellent communication the project completed at exactly the right time to put the property on market. They couldnt have timed it any more perfectly. When I went to buy my next property, there was no question I had to work with Mo-Minski again. We found the perfect place. The property was on the market for a while and had deferred maintenance which provided an opportunity to bargain with the seller. I knew exactly what I was buying due to the teams due diligence and guidance on what the property had to offer - and what I should be concerned about. Through Terris excellent negotiating skills, I bought the property at a discounted amount leaving me plenty of room to afford the needed updates. Since Mo-Minski already had an excellent crew put together for me, I was able to start the repairs and remodel immediately during a time when it is challenging to get skilled contractors. Mo-Minskis ability to execute at all levels provides a level of trust you just dont get with other agents. They were a joy to work with and I cant suggest them enough.

image It has taken me a year to write this review. I wanted to do it without emotion. I worked with Terri Kaminski on a sight unseen purchase. I have bought and sold properties for 35 years and felt comfortable with asking the right questions.
I found a house on Redfin and asked Terri to have a look. The house hadn't sold and I was a bit suspicious in the Pandemic market but thought it would be prudent to have a look anyway. Terri sold the house to me in every aspect. She told me it was beautiful, the colors were soothing, the floors real hard wood, the interior doors solid core. The house had great bones. The garden was magnificent and could be on the 'garden tour'! There was an amazing 12 section sprinkler system.
We did the video tour, me asking questions, her confirming all.
We went over the inspections and made the purchase. In the videos, I could see the house was very dated. As long as the bones are good, I don't mind updating.
