When I moved out, they initially refused to give back my security deposit because their book keeping was insufficient, eventually they paid the security deposit after the legally permissible period.
Now, over a year later, they forwarded my account to a debt collector for some random amount of money without even trying to contact me first.
All of this is what I get for paying rent every month, on time, even through the pandemic. I don't understand why they would treat me like this.

Over-priced for what you're getting.
I lived here for three years and in that time my rent increased $200-$400 per month each year. This past year the letter given to me was an increase of over $400/month, which would have put the overall increase since I moved in at $1000+ per month.
What you're getting:
paper thin walls. You will definitely, absolutely, hear your nextdoor neighbors thru your shared wall as well as the people above you.
Not actually pet friendly - they randomly (without any warning, or email notification) posted a sign on the roof deck that pets were no longer allowed up there, as well as took down any dog-poo bags which were previously posted on the roof and in the downstairs lobby. Dog treat container doesn't get refilled any more. What was I paying $50/month in pet fees for? ($1800 in pet fees over three years)
Latch door system - was installed this year, without any prior communication with tenants. We were just sent an email one day saying we had to download an app and no longer had keys to the building. This system is ridiculously unsafe and inconvenient. You have to use the app to unlock each door - each door has a different button, so the steps are to: unlock your phone, open the app, scroll to which door you want to open, and pray it opens quickly. It's an absurd situation to be put in - imagine trying to get in the building quickly if someone was following you or whatever reason. Not only that, but it's difficult when carrying multiple objects and inaccessible for any other number of reasons - like 1) you have to have a smart phone. What if you didn't? they did not check with tenants ahead, what would you have done? 2) your phone always has to be charged, lol. or you can memorize each of the ten-digit codes for all the different doors.
Apartment patios - great, except my screen door never worked and they've been "ordering a new track for it" for three solid years. People also smoke on the roof and their cigarette butts rain down onto your patio.
Poor management- communication is nonexistent.
My billing balance was off since day 1 since I was mischarged the security deposit and additionally misinformed by management about how to pay utilities. This discrepancy went on for all three years until I finally paid it because that was easier than communicating with the robots of employees.
No longer any sense of community-
In year 1 there were group events and a community pantry/give-away pile. This has all been eliminated. At move-in you're promised access to the Central building common spaces as well. That's never actually been the case.
Moveout- I just received a billing charge for "moveout fees" citing a document of the walk through review. There is no document provided. I am extremely curious how the fees could amount to another $300 on top of my $400 deposit. $700 in charges? I asked to see the document mentioned and got back a corporate response about not waiting around and should just pay. hah.
Overall, I would not recommend. Nor do I plan on living in the Thrive building ever again.
I’m so sorry to hear that you didn’t have a great experience at Stencil over the two years that you lived in your home. I certainly would have hoped for a better experience and I’m sorry that we were not able to turn things around for you.
I did take a look at the increases to your rent you mentioned and wasn’t able to align them with what has been noted in this review. I see that in 2022 your rent was increased by $42; in 2023 there was a $183 increase and then your offer for 2024 was a $75 increase. To be fair to you I do see that a concession was given at move-in which would make the initial increase seem higher, although that is not factored in to rent increases as they are given upfront as a move-in incentive with no promise of that continuing beyond the initial lease period.
I did also have a look at your move-out statement. There only charges I see are for removal of plants that were left behind and the cleaning of the apartment. There were charges for final utilities which is often misunderstood as utilities are billed in areas by two months. So while you pay utilities every month, you are paying two months behind, at move-out that all catches up and therefore you will see a higher end charge. Our Central Billing department would be more than willing to send you and documentation needed so that you can feel good about your final charges. Lastly, I wanted to confirm that we are a pet friendly community, we love out pets! We do however ask that dogs are not allowed on the rooftop as there is no pet relief station on the rooftop. The rooftop is simply not setup to move any pet waste which would cause it to smell and not be a space that all residents can enjoy.
Again, I’m so sorry that we did not meet your expectations but we thank you for you feedback. It’s through feedback positive or negative that we can make meaningful changes to our processes to better meeting our residents’ expectations.
