    On April 13, 2023, I reported a water leak in my unit. 3 weeks and counting, still no effective fix. Each time it rains, significant leaking occurs through my kitchen light fixtures and sometimes through my over-the-range microwave. I haven't received a firm repair date, and a Home Depot bucket is the most effective solution I've received to date. Avenue 5 manages this property, and I wouldn't recommend renting from any complex in its portfolio. Update: May 18, 2023 - Still leaking, but now on bright, sunny days, too. On May 10, a roofing service on retainer with Ave 5 allegedly performed repairs. I asked maintenance if the contractors or his team performed follow-up testing to confirm the integrity of the repair. They did not. Maintenance simply offered me the reassurance of "I truly believe..." the problem resolved. Rather than accept bids from quality contractors, Ave 5 uses a list of dollar-store service providers. The roofing service currently used doesn't have the professionalism to schedule appointments, and was a no-show for its initial open-ended appointment. Fortunately, I kept the Home Depot bucket handy. Update: June 9, 2023 - Two units in the building now experiencing leaking from the roof. 57 days since I reported the leak in my unit. Contractors performed additional patchwork which clearly isn't working. Home Depot buckets will soon be a standard amenity for all top floor units in this building.

    I lived at Junction Landing from June 2020 until November 2021. I remember moving in as one of the first residents in this new building. I have to say this was one of my favorite places to live in Seattle! I lived in the work/live apartment on the street level. Interiors were great, very nice appliances, and air conditioning . I have to say what made the place so lovely was the leasing manager, Dana. Dana honestly cares for the residents and the building. The building was very clean and quiet! If I hadnt moved out of Seattle, Id probably still be living there. Id give more than 5 stars if I could!

    I've lived here about 6 months now. PROS: - Walking distance to many grocery stores/shopping/restaurants - Fairly close to Alki beach and entertainment options - Predominantly quiet working professionals and older folks in the bldg. - Dana the bldg manager runs a tight ship/seems serious about keeping this place nice - Quiet, aside from occasional issues mostly caused by the bldg itself, and nearby construction (see CONS) - Safe, clean building and neighborhood in general - Reasonable rent price, particularly if you don't pay for garage parking, a storage locker, or have a pet. CONS: - Typical cheap modern apartment bldg construction/lack of sound insulation. When someone lets their front door slam in my hallway, I can easily hear it in my apartment. And roof seems thin as well - you can hear it when people on the roof are running laps with their dogs/etc. - Typical big apartment bldg lack of community. Don't expect anyone to say hi/be friendly/talk to you here. Could be a PRO if you're introverted, I guess. - Parking spot monthly fee is outrageous, and (permitted) street parking next to the bldg is almost always unavailable. Side street permit parking is decent, which works in my case since I don't drive much. - The owners are building another complex one building over, and construction noise is a minor annoyance now, as it's only at ground level - but might be an issue once it's further along/at roof level with this bldg. Overall, I'm probably 50/50 on whether I'd renew my lease for another year here at the moment. It's a nice complex, and I do like the amenities and location, but if rent goes up significantly I would probably look at an older steel/concrete West Seattle apartment bldg that would be cheaper and quieter, but not have any amenities.

    I viewed this apartment today 1/11/23 at 3pm and it was priced at $1712. I came back at 5:20pm and then it was $1869. They told me because it was the end of the business day and roo late to schedule a move in, I would need to pay tomorrow's rate at $150 more per month. The unit has been on the market for 30 days. I asked if they would work with me or had another option. They just said sorry, we do not control the pricing. They should have been transparent and told me the price would literally change before the end of the day. It screams of red flags and I am extremely disappointed with the way they conducted their operation. I welcome an opportunity for them to rectify the situation and turn this into a positive. But I am extremely skeptical of any transaction with them moving forward.
