I lived at Array Apartments for 2.5 years. My overall rating of my experience here is a 3.8 out of 5. However, I don't think it accurately reflects the different components of the complex, so I'll break it down here.
Unit: 5 stars
Honestly, the unit I lived in was very nice. When I first moved in, I remember thinking to myself that it looked as if no one has ever lived in it. My partner and I worked really hard to ensure that the next resident would feel the same way when they moved in. We always maintained a clean apartment, and deep cleaned it as part of the move-out inspection. Given that the complex was built in 2014, the cabinets were good as was the fridge/washer/dryer. No shoddy work whatsoever. At least in my unit.
Amenities: 5
The gym was really good for what it had, and the cleaning staff would do a great job. I also appreciated the sanitary wipes for cleaning the machines, although often times they wouldn't be refilled and would take a while to do so. The staff had to care for that, not the cleaning staff (hired externally). The rooftop was also awesome and nice to have, in addition to the grills. The lounge room was pretty and well-kept/clean. Guests were always impressed with the gym/lounge room/rooftop. I do wish they would have had a stairmaster though.
Maintenance: 4.5
When I first moved in, maintenance used to be much quicker. A response within 2 or 3 days for non-emergencies. As time passed, the response would take an average of 4 or 5 days. Factoring urgency may cause the response to look different, but I never had an urgent matter, probably because the unit was pretty good.
Management/Staff: 3.8
Again, when I first moved in, management was so much better. They'd actually answer your calls when you would call and you could always get a hold of someone. After about 6 months or so, staff would come in and out. No face would stick around for too long, which made it difficult to receive the help needed because new staff has a learning curve, and also, calls were being answered less and less. About 3 or 4 months before I moved out, it was getting better and staff placement more stable. I will say that I always felt like I was talking to the leasing agents and hardly ever the manager except for a few times. When I would get a hold of them, my concerns were always addressed.
Moving out: 4.2
I just moved out a few weeks ago. One of my biggest concerns was what other reviewers would write with regards to being charged more than they should for moving out, including things like being charged for a new carpet. I can't speak for them or why Array/Conam would do that, but I can say for myself that my carpet was well cared for and even received a deep cleaning one year ago after I resigned my lease. Currently, I received a bill for utilities that is almost 3x more than what we usually pay. I spoke with management at Array to inquire on the process of charging for utilities after moving out, and the manager said that it should be the same charging process as other months. When I asked her, if that were truly the case, then why would I receive a bill almost 3x more than usual, she had no answer and said she has to look into it (which I am thankful for). Conam Billing themselves pressured me into paying and I felt very pressured and uncomfortable by Conam Billing. I don't think the issue is with Array or the staff (I hope). I will update on the matter.

Dont even think about moving to this place.
I lived there for more than a year and it was horrible, the management is always rude, and maintenance takes time when you request one.
And they dont give you the security deposit back when you move out.
Its Been 10 months and Im still asking about my money.

Application Process: The process to apply was easy, too easy to the point that apparently (from their standpoint) I signed my lease for the wrong unit. They gave me keys to a work live unit and not the studio I originally viewed the day I flew in from CA. Upon viewing the application the unit was incorrect, and I was not notified until I arrived the day of my move in. It took an additional 2 weeks to transfer me, and they raised my rent from my initial application since it was incorrect.
The Apartment: It's decent, and worth the price because it doesn't compensate for the entire experience. Last year a fire broke out from the building next to us, luckily no one was hurt. There was human feces on the 4th floor where my unit was, and it was not cleaned until 48 hours later. Storage units were constantly broken into, the gates were always malfunctioning, packages were stolen multiple times and management will not care to let the delivery drivers know to place them inside the mail room even though the leasing office is right in front of it.
Management: They did nothing to ensure things ran smoothly for me. I had to manage my entire move out because apparently at this apt (I've moved enough to know this is not standard operating procedure) it is OUR job to schedule w/ them for a move out date and provide any updates. I never got an email once from them about my move out. My move out date was on a Saturday, and since I received no updates from management, I assumed every step (due to my previous experiences) and every single one was the wrong move. They were already closed towards the end of my move out, and they're closed on Sunday, so I genuinely thought it wouldn't be safe to keep the keys there. I sent an email on my move out date with photos for proof that I moved out, and to schedule a move out inspection. When I called to let them know on Monday, they told me I was supposed to schedule my move out date prior to this, to slide the keys past the gate even if they were closed, and because I kept the keys, I would be charged. After I spoke to the manager and proved to her that no updates were not provided for my move out, they told me to just bring the keys in. I tested positive for Covid ironically after I gave them a call, and since my fiance works past 6 I was not able to give them the keys that Monday. The next morning My fiance stepped in, let them know the situation, and they ensured that I wouldn't be charged for it. I wrote an email to them (because they asked me to) once my fiance dropped off my keys to make sure that we were all on the same page. Once I received my deposit, they still charged me over $100 for the two days. I tried to call them to resolve this, but throughout my lease, 90% of the time they were unavailable, and if you do call they will tell you they will call you back since they "scheduled it" but they never do, and no one seems to know what's going on. So I gave up, moved forward and am leaving my story here.
This review can either be advice on how to move into this terrible property, or a warning to whoever wants to move here, but I hope my experience, and a lot of others are considered before you decide to move to this place. I know every management operates differently, but this one is by far the worst.
