Dale Rutledge came to inspect my home, immediately after walking in takes his shoes off and says oh its sunken here I say let me know if you need anything he replies A wad of 20s would be nice then proceeds to give an inspection of 14,000 needed repairs of which most of the notes I cannot see the stated issues and no other inspector has found prior, I wonder what wouldve happened if I gave him those 20s? Suspicious and unprofessional. Dont use Dale as your analyst. UPDATE: we hired a structural engineer to come 3 days later. Valued the same issues at 3700. Im not an expert by any means, Im just saying something didnt seem right and out of 4 inspections dales was by far an outlier. Maybe they over estimate in hopes youll hire them for repairs, if its related to home inspection for selling/buying. Hire someone else. Actually if youre buying maybe you do want to hire dale so you get an over estimate and ask for more off. Our agent also stated he had been hired for a previous inspection from another client and had a strikingly similar report.
