    Unfortunately we hired SNL. We have not had a yearly meeting to vote on new HOA board members in about 5 or 6 years. We finally just got a notice of an annual meeting that will be held later this month. The notice says in the third sentence,-- "The association is a non profit corporation charted under the laws of the state of Texas and , as such, is required to hold an annual meeting." Funny how the State laws have been ignored for MANY years without holding annual meetings and especially not allowing property owners to vote on new HOA members. Maybe they got caught? This property management allowed our HOA to remove an HOA board member years ago who was wanting to hire a different property management company. SNL and the HOA members who were responsible for hiring SNL, then just appointed the person who had just been voted off back onto the board. (Also one of the people who decided to hire SNL). We only had two meetings where we held yearly voting, but we couldn't vote the second time because we didn't have quorum but since then SNL and the one board member who was actually voted onto the board by the homeowners has appointed other people onto the board without the homeowners voting on it. The HOA members except for the ones who were just appointed, have just remained on the board all these years despite the HOA board term limit is 2. So much for quorum, they didn't have quorum when they just added whoever they wanted onto the board without allowing the homeowners to vote or even know about it, and so much for following the required State laws of Texas . --- We have documented proof from an attorney that proves SNL allowed the rest of the board to remove a board member illegally and to just replace that board member with the person who was voted off by the homeowners at the last yearly meeting where we actually held voting. That was 5 or 6 years ago now. We have saved every email to prove what we are saying is the truth. I see I got a response from this review and yes, SNL and our board illegally removed a rightfully elected board member and has appointed multiple people onto the HOA board who were NEVER voted on.

    Run, absolutely deplorable choice. It is my opinion they cater to slum lords. Their constant come back is...the property has no funds. If they are truly a management company not a con...then they would have bid the contract with the clear expectations of repairs, paint, heating and cooling challenges. It is clear THEY BID ONLY TO GET THEIR MANAGEMENT FEE, AND BONUSES. They allow old appliances (#109)to sit on the the side walks, trash blowing in the swimming pool area, weeds growing abundantly in the swimming pool area trash caught in them, broken rusty furniture in the pool area, thatt every unit looks upon. THEY ARE NONE EXISTENT AT THE PROPERTY they hold no resident accountable for broken cars, trash left ousude tge door, furniture outside the door (discarded sofa) sitting in the rain outside (#111).Renters have to constantly call 311 CODE ENFORCEMENT to get critical maintenance. THE HOT WATER BOILER HAS GONE OUT. I UNDERSTAND 9 CODE COMPLIANCE COMPLAINTS HAVE BEEN FILEd. Fines have been issued. We have "0" hot water from Jan 07th-March 07th 2023. What do they manage? Non existent in HOA duties at the property absolutely no oversite., take 3 months to get a new boiler for hot water. All they are is a high price phone answering service.
