Howell Uptown

This place could be great but the halls smell of strong ripe garbage every week. It used to never have this problem. Residents have to email for the trash to be taken out. If the halls were walked and they had one more leasing agent in the office, they could get it up to premium quality again. Oh, and hire maintenance men, and trash service. One of the maintenance men quit and the other was promoted over another property. Thats one of the reasons Im moving.

I am writing to recognize Ivan, the lead maintenance technician at Modera Howell and Modera Katy Trail. Ivan has completed various maintenance requests at my apartment, and he always rose to the challenge. Best of all he was kind, professional, always on time, always did an excellent job and I highly recommend that MillCreek recognizes his contributions to the company.

One day when I get my own home and have to move out of an apartment, I will miss the incredible office employees and maintenance staff at Modera Howell. They are kind, understanding and very helpful and quick to fix issues so that you feel safe in your home. It is truly the reason you pay the premium rate.

I walked in looking to rent a unit Friday without an appointment. Brenda let me know that someone else did have an appointment, but they turned out to be a no-show and so she was happy to take me on a tour. The property looked very well kept and clean. Several residents said hello to Brenda in passing, which shows that there seems to be good communication between the leasing office and tenants. I toured a few other places that day, and ended up returning in the late afternoon to ask for an application. The other places I toured were comparable in quality and price, but seemed to be more corporate in their processes and didn't quite feel like a home. I had many questions through the application process and Brenda was willing to bear with me the entire time. Looking forward to moving in at this property.

Only move here if youre looking to live in a noisy frat house that you are paying a good chunk of rent for. A number of residents host shockingly loud parties every weekend and the extremely the thin walls dont help either. When I tried to talk to the leasing office about a specific neighbor who has disturbed my sleep on numerous occasions (and screamed profanities when I knocked on their door to politely ask them to quiet down), I was told that they have never evicted a resident and dont want to do that. While I wasnt asking for them to hand out an eviction notice and instead just asked they take steps to provide me with peace in my own home, their response made it clear that occupancy rate is their priority, even at the cost of the comfort of their other residents.
