I lived at Icon for almost 2 years. Arianne and Brianna (management team) are awesome. They are really caring and prompt with their replies to calls and emails. I've only seen one guy working maintenance and he is incredibly kind and efficient whenever there is any issue. The apartment team really does care about you as a resident and are more than willing to help. The gym is really nice too. My only concerns there were cleanliness issues with garbage disposal areas and bugs during the warmer months.

My apartment experienced water damage that ruined my personal items because of the property and no one had any initiative or urgency on getting things done. I had to reach out multiple times in order to receive a response on several occasions and still have not received any response on my latest communication. I was not able to sleep in my room or use my bathroom to its full capacity for days because they had dehumidifier machines all throughout. Due of this, I requested a discount on rent due to the fact that I was not able to use the entire apartment to its full capacity yet I am still paying in full as if I am. They said they would reach out to their insurance about it and I have yet to receive a response back. I honestly feel like it should be a courtesy given the extreme circumstances and severity of the issue but we will see.They always get their rent on time but I cant get a timely response on urgent issues. I also had to request my carpet get cleaned after the water damage because my room smelled like sewage, which I think is something that shouldve been automatically done after undergoing water damage and having multiple people coming in and out of your room with dehumidifier machines, tools and buckets. I would just like a little more urgency, initiative and empathy on issues when it comes to the safety and comfortability of residents. This is my first year here and I have never experienced anything like this in the past. Definitely considering if I even want to renew here when my lease ends in a few months. If these type of issues occur then I will definitely not.

I have lived at Icon at Ross for almost 2 years now and can confirm the reviews regarding the trash chutes, dog pee/poop in the hallways, elevator never working, mail room constantly covered in discarded mail, etc. The garage is incredibly unsafe, the drivers are so reckless and drive so fast that I worry every time I walk to and from my car. This complex reminds me of college apartments and I am disappointed in the negligence in keeping the property clean. Besides the multitude of cleanliness issues, the property manager is absolutely horrible. The leasing agents are always incredibly nice and helpful however, Arianne the property manager, is one of the most unprofessional people I have dealt with. My car was hit by an uninsured construction worker hired by Icon at Ross. After being told by leasing agents that the construction company would pay out of pocket for my car repairs, I kindly asked Arianne for assistance. She ignored multiple emails from me, only replying with generic responses and being utterly useless. I even outright asked for the name of the construction company or to be passed their contact information so I could deal with things myself, despite this happening on their property. Arianne continued to ignore my requests and when I emailed Simpson Housing, I found out the bad property manager doesnt fall far from the bad housing group. No one seems to care that my property was damaged and I am now having to pay for the repairs myself. All I wanted was for someone to take me seriously and see if they could help. All I got was managers who didnt care and didnt even have the decency to reply. Do not recommend living here.

Ive never written a review and was going to wait to make this one until I moved out, but It looks like some fake positive reviews have recently been added and I dont want anyone to be fooled Ive been a resident since 2019. This place was great pre-covid! I literally laughed out loud reading this response to the factual review by Jared Murphy our community is undergoing an exterior construction project, and we communicate regularly on the progress of the construction. Unfortunately, due to broken glass the pool was temporarily closed earlier this summer, but we were able to reopen pool as of June 21st. Our team has already resolved many of the concerns you have listed in your review. randomly worked from home this past fall, no email from the apartment and I hear construction workers on my balcony power washing and prepping for painting, water came into my apartment, and my belongings were still on the balcony. I called the leasing office and Brianna responded what, no one is working on your balcony. We send out notices As I can see them on my balcony. She then tells me shell call me back because they should not be there. No call back, but we all got emails saying to remove everything from our balconies b/c they will be starting work in my area immediately. They failed to mention they reclosed the pool July 5th for a few more weeks after reopening on June 21st. This place is a joke! Along with what everyone else has said, this place has QUICKLY gone downhill. Weekly car break-ins (with ZERO action from apartment. they literally leave all the glass on the ground for weeks!), the parking gates never working (que more break ins), 3 elevators in the building and youre lucky if 1 is functioning. There is dog poop and pee, trash and homeless people EVERYWHERE. None of the trash chutes function so the trash rooms pile up with trash and stink. I could not tell you the last time a communal space was cleaned (it used to be weekly). Other than the entry lobby where potential renters visit. They do clean that! We have fob access, but most readers/door hardware is broken so its free range. Neighbors party until late at night on weeknights and weekends. The parking garage is a death trap! You cant turn the corners without being terrified that youll ram into someone head on. It would be helpful if they would change the space on the ends to striped to make it easier to maneuver. This also IS NOT IN UPTOWN - this tricked me when I first moved to Dallas. Don't let their false advertisement on location and community photos fool you! Im a licensed architect residents below are not wrong, there are several code violations and life safely issues (ADA and FHA LOL, they dont know what that is). Fire separated doors cant be removed (see photos), door hardware/ exiting elements as they pertain to life safely, i.e exiting in case of fire, must function (door hold opens, push bars and egress lighting etc.). Most of this stuff is broken or missing altogether. You can't paint standpipes in a stairwell after its been installed, it can seal the hose connection. This place is one mishap away from a large lawsuit! There is one good maintenance guy. (The leasing office is rude other than Lany. Its like they have no idea they work in customer service. All and all, run while you can! Or youll be counting down the days until your lease is up. No need to copy and paste the We value your feedback and would like to work towards resolving any outstanding issues you may have. - Ive responded to the resident survey every year (even select for them to follow up with me and no one has ever reached out). Clearly, you don't care, no need to act like you do.
