It's a wonder that this place can even operate as a business with such poor management. Arbor Property Management is complete garbage, and the people working for and within it should be ashamed.
I tried so many time to contact Arbor Property but they never answered my call/voice mail.

1. All of the toilets run all the time and we were told not to touch the lines on the wall that are broken. The only option therefore, is to let the toilets run over which has occurred multiple times.
2. The shower in the master bathroom does not run true to hot or cold and suddenly will be extremely hot and we were told the issue had been resolved. The plumbing in the apartment is absolutely horrible and pipes will get clogged up and the pressure is minimal.
3. The A/C has to be put on at least 70 degrees to get any kind of cooling in the apartment and the foul smell and dust from it is out of control. Every A/C vent is black with mold and several places have mold on the ceiling. The mold is beginning to come through in places where it had been covered with paint. We’ve had an A/C leak multiple times, during which gallons of water leaked into my children’s bedroom. Management was notified and nothing was done to dry or clean the carpet, or address the issue of water in the wall. The drywall should have been dried out with industrial fans and treated. I notified management when we had water leaking from the A/C into the apartment that the drains were clogged and missing the L joint to run water outside. It was finally repaired but not until the mildew smell and mold had established itself.
4. The windows are old, non-insulated, nor are they caulked, which allows insects, including roaches to enter the apartment.
5. Our dishwasher sticks out because they did not install it correctly. This I know seems trivial but it’s just another thing added to the multiple problems that we have all had to deal with as a family.
One of my daughter’s has special needs and is immunocompromised, but both of my children are suffering with on-going upper respiratory issues. The hazardous mildew, mold, dust, etc. is having a very detrimental effect on my family. This has been an ongoing occurrence since moving into the apartment and is very worrisome for the safety and well-being of our family. Not only has it caused severe illness in my children but both my wife and I have had issues as well. I most recently developed pneumonia.
The amount of time and extra money that we have spent has gotten out of hand. This includes doctor bills, medications, replacing A/C vents, and multiple cleaning supplies. We also had to replace the bed frame and bookshelf from water damage in the children's room. The apartment manager Patty has been very unprofessional and condescending both to my wife and I on multiple occasions. Her manner and tone is aggressive and she has hung the phone up on me several times. She talks down to me when I report a problem and I find her manner and tone unacceptable.
We were getting ready for bed and heard water pouring out in the hall. We walked out to see water pouring out of the ceiling from the A/C pull-out area. We had to get bowls, buckets and trash cans to catch all the water pouring out and throw towels everywhere on the floor. Maintenance came and released the remaining water out into the buckets as I was drying up the floor. When that door came down water continued to pour out and yes of course, more potential mold. After looking for a bit he was able to clear the line but the A/C would not turn back on, maybe it's because the wiring has water pouring over it, which I imagine is a fire hazard. The pan for the water is completely rusted through and now the continual water damage will not stop until it's replaced. This all means that the entire unit will need to be replaced, which makes our living conditions unbearable.
This was never taken care of when management was called, left messages with no return calls as no one ever answers the phone. We also emailed over 7 people with the company including Randy and Doug Werhane in which no reply and Doug started blocking our emails. Horrible way to treat anyone and left in those conditions, be warned.
