Got a tenant in fairly quickly in December of 2022. 2 months ago, they notified that they would break the lease and vacate sooner than expected.
Tenants broke the lease, moved out and left the house needing to be cleaned. Chad said he could not get a forwarding address for them to pay for the cleaning. I thought part of managing your property was managing the tenant and making sure they were charged back for their expenses. I guess not but did he even try? He said he could not get a hold of them. Meanwhile, I sent a text to the tenant and immediately got a forwarding address.
Worked with Briana to get quotes for the make ready. The first quote was $5,000, then the next one was $6,500 and by the time we wanted to go back to the 1st subcontractor, they said they could not do the work. By the time we got the 3rd quote, the price was another $1,000 higher. Why can we not get multiple quotes at the same time? The entire process was taking weeks and we were not getting closer to getting any work done. And we were not talking about major work. The biggest expense was painting.
During all of this, there was a storm and Briana tells me there is a roof leak. I dont find out about this until 24 hours after she was informed. She sat on the information for 24 hours before I was told. Meanwhile, no one went there to tarp the roof so there would be no further damage. Briana gives me a quote to fix the INSIDE damage from the roof leak. $2,400. Nothing on what to do for the outside. I am told we have to wait a week for a roofer who charges a trip charge. How about coming up with a solution to stop further damage first?
So with the make ready, fixing inside for roof leak, we are now up to $9000 in expenses and this is before a roof estimate. Oh and then all of a sudden there is a 10% management fee which really is all of a sudden because when I spoke to Kevin a year ago, I specifically asked and there was no management fee.
Usually property managers have subcontractors that are reliable and reasonable since they give them constant business all year round. Well, apparently not the case here. Last year on two instances, I got quotes for 2 issues and I was able to find someone else for hundreds less. One was an appliance replacement. Justin said I could work with him on the delivery since their guy wanted $300 more for the same model dishwasher. After giving Justin the delivery date, he was MIA on that day and I had to work with the tenant directly.
It is easy to spend someone elses money. I could go get exorbitant quotes, send an email to say send me $6000 and my job is done. I would hope they want to save me money but that is not the case. Why can I get better quotes without any relationship with vendors? They are getting quotes that are all over the place with $1500 differences. We are not talking hundreds we are talking thousands.
I need someone to care. I need someone to actively manage my investment not cause irreparable water damage. Forget about trying to talk to someone outside of Monday thru Friday 8 to 5. Even within those hours, I ask a question and get a response the next day. When is a roofer coming? Silence.
I tried to talk to Kevin to somehow salvage our relationship. I emailed him. I texted him. I left him a voicemail. But he did not want to talk to me. On Monday he told me he didnt work on the weekends and then directed me to talk to Chad (on Monday) and this is when I told him all of the above concerns. He did not even try to convince me to stay. I guess they dont need me as a client.
Do Better Be Better. Take time to care. Pretend it is your house and your money.
