    This is the worst company I have encountered ever. The representatives answer questions, and then another representative will give a completely different, opposite response. The company charges fees for services that are not provided. I have question the company for a variety of fees that were being charged, and their response is that it is an administrative fee,but they cannot explain what type of administrative service is being applied or provided. If you are looking for a home, rental property, and you see darwin homes as the property management – – – please find another company to provide your housing. This company also charges residents to pay their rent. They charge an additional fee to make your rental payment, as if rental charges are not high enough.

    Wish I could do zero starts. At all cost avoid this place. They are liars and con artists. Houses never look like what the pictures are. Dont let me get started on property management. They are the worst people I have ever met. No response to your emails or calls and when they do they lie to you and steal your money. Ive already reported them to the BBB this place was the worst I ever been and never ever going to rent from them again

    Lease process: Overall everything was done electronically so that was easy. Communication could be better as everything was email and if we had questions responses would be delayed a day or two. They use a third party customer service company who plays middle man between you and the property management which lead to 4 phone calls on move in date. My ask is that there be a final follow up call the day before move in to make sure everything is good to go instead of move in day.

    We are having several issues with billing on our account. First of all, they are back billing us for the last year of utilities despite that not being agreed upon in our original lease (we agreed utilities would be in own own names, but after signing, Darwin Homes said never mind, they will stay in the landlords name, without explaining that they would be billed back to us, and they never actually billed us for utilities over the ~10 months before this came to light). Second of all, now that we have agreed to pay utilities going forward, our utilities bills are still not being billed back to us each month so I guess were just heaping on costs to pay at once again at some time in the future. Thirdly, when they sent us screenshots of all of our past cps energy bills that they are now back billing to us, we can see that Darwin Homes has not paid the bills since August 2022. I have been trying to get our property manager (Ashley) to call us for 3 weeks. I have contacted Darwin Homes 5 times (2 by email, 1 by support request, 2 by phone) and each time they have said they will have her contact me and she never has. 2 days ago, the person I called said theyd send the property manager a direct message in their system saying we expect a call by the end of the day. Still no call. When I call Darwin they told me that they dont even have my property managers direct phone number or email address. Does she even work for Darwin anymore?? So of course our issues have just continued to be unresolved.

    I'm renting my house with the company and since I moved in (February) I've had the same problem with leaks in the bathroom and infiltration. 5 people have already come and no one has solved it they only do a make up. Every time a person comes I have to leave my job waiting for them to don't solve the problem( time is money for everyone). And sometimes they scheduled, you wait and nobody appears. So they call you to reschedule after a while. Also they take weeks to answer your email and it's also impossible to maintain auto payment because last month they charged twice that had already been paid. And worse they were sending emails asking for the payment. After that they apologized after insisting so many times they were right with the charge. I needed to pay twice and they gave me a credit for next month but it's a headache deal with it.
