Leaving this review specifically in regards to the maintenance team, they are great!! Seth specifically has been so incredibly helpful and kind every time I've had an issue. Most of my maintenance needs have been met within 24 hours of making the request and the staff is extremely nice and diligent!

I lived here for 4 years. To say things have gone downhill in that time would be an understatement. The amenities have worsened in condition. The pool requires constant cleaning. The dog park grass has all but died, and the AstroTurf which was installed smells constantly since the sprinklers are no longer being run. The fire system is constantly being triggered at all hours - whether by technical glitches or malicious persons who have some how entered the building. The solution to break ins? Locking the front entrance outside of office hours, even to residents. The elevators are constantly breaking down, as is the garage door. Speaking of the garage - management made the decision to outsource the guest parking to a 3rd party company. That company now charges guests but claims no responsibility or liability for the residential side. The apartment company denies it as well, despite charging $50 a month for parking. So if your car is broken into (which happens frequently) you're on your own and need to try and claim it on your renter's insurance. The bike cage in the garage was so useless in securing people's property they had it removed. You'll also been constantly be bombarded to sign up for offers from Windsor's "partners" who will try and sell you on things like renter's insurance and credit cards to pay your rent for "points". Maintenance is fairly responsive and I have no complaints about their team. Major issues, like a leak in your ceiling or your windows being completely fogged fall to the management team to approve fixing, and there's no urgency for them to approve these fixes - if they get fixed or replaced at all. The building itself is "a pig with lipstick". Sure the glass and marble of the lobby look great. But once you get into the residence sides you'll be met with mixed color paint, missing carpet replaced by exposed, unpolished concrete, and the halls near the trash chutes have a permanent stench. You too can have all this, for rent that's probably 20% above market value.

I have been living here since November of 2020. My move-in was during a time period that was before rent inflation truly became a national issue - not just an Austin one. So because of that my initial rent price was actually quite low for the quality of the residence and its location Due to my initial move in price, the yearly renewal prices while frustrating and obviously not ideal are very moderate and highly competitive in the area. I know I am paying far lower than what a new prospective tenant would pay if they were to move into my floor plan. I also have very specific Cake Eater-esque needs as well. I was wanting to live on South lamar, first floor, with minimal neighbors and have a large enough living room space to house larger consumer products that would normally be better off in a single family home! This apartment building had the PERFECT choice for me. Suffice to say It will be damn near impossible and extremely painful to move Management has been the most consistent in my experience. I have had nothing but the best customer service, patience and professionalism from all the associates in the office. Recently while renewing I was given the utmost respect and communication from management and maintenance - Robert and Christan have been stupendous in their duties as Windsor SOLA associates! The only negatives I have about the apartment building are unrelated to the structure itself or its upkeep, but rather some of the more interesting habits from various dog owners (not being fans of picking up after themselves when doggies have emergencies in indoor areas) BUT Management has been incredibly swift in response in both clean-up and wide-spread communication to residents in attempt to lower the continuation of theses errors. It is very much a Luxury apartment so there are the amenities one would expect as well as the required respect of minimal noise throughout the building during late hours - if anything Im the neighbor people have to worry about there, but luckily enough everyone is friendly enough to communicate if this is an issue! That leads me to my final point. My neighbors. They are by far the best part about living here. I have met some of the nicest and sweetest people I have ever encountered in an apartment or otherwise. I was actually quite worried about this when moving here. I assumed luxury apartments would attract very entitled, snobby and possibly bigoted types of people, but other than one older tenant that has since moved out - it is simply not the case. If you have 2K+ to dish out every month for rent.. Which is a bit of an ask for most of us. Hey go for it. Management and Maintenance are AAA+ US Treasury bond rated in my book. Windsor SoLa certainly appears slightly upscale on the surface, but as you move in and start to take a closer look you realize you've made a huge mistake. Let's just run through the bad stuff:1. The driveway is a harrowing cluster that you will quickly grow to dread every time you leave or return. The building was apparently meant to have separate entrance and exits but they turned the other driveway into a dog park so now you have to dodge two-way traffic, incessant moving/delivery trucks, Ubers, and pedestrians all in a tiny space. And god help you if you want to turn left onto Lamar.2. The stairwells are great if you like dog poo and the hallways are nice if you enjoy dog pee spots every couple of feet. These issue would persist, often for weeks until I would call and ask if the building had stopped using a cleaning crew.3. The garbage situation is ridiculous. One single chute for the entire building (good exercise for folks on the south side!) that is consistently backed up or broken leading to piles of trash sometimes overflowing the trash rooms. The stench reaches all up an down the north side hallway so factor that in if you're considering leasing here.4. The elevators constantly break down and the one on the south side is so slow it will often cause you to be late.Staff is is constantly turning over so there's never consistency in the office. Soundproofing is poor so you will be hearing elevators, stairwell doors, and especially upstairs neighbors, so choose carefully. Dog park is huge but it's poorly maintained/designed and often turns into a mud pit. Oh and the fire alarms apparently have problems so you'll probably have to run downstairs in the middle of the night now and then but at least it's a good opportunity to meet some neighbors. Now the good stuff:Location is excellent. The lobby is nice. Amenities are fine (smallish gym tho). Maintenance crew is responsive. Parking spaces are wide and plentiful. The apartments themselves are generally fine with average fixtures, mid-grade appliances, and nice layouts. It's too bad that the negatives are so negative, otherwise it could be a nice property.
