    The upkeep in the place is very poor. The stairwells are extremely dusty and there are dust bunnies everywhere. They have no forgiveness if you pay your rent even a day late, even if you have lived in the place for close to a year and have made every payment. They are charging me $300 by the way for a one day late rent payment. They charge excessive and random fees that fluctuate every month as well that they don't tell you about.

    Avoid this building like the plague. The ladies at the leasing office are vicious.Especially the one that sits inside the office. I had to send a written complaint to the property managers HQ.

    Great location and apartment all around. The maintence guy Adam is my fav - he is super quick to respond and really takes his time to make sure everything is fixed. He was even so nice as to put on a shower head that I had bought for soft water and then continued to ask if I need anything else. Dont know what I would do without him! Truly great!! And LaBria and Karley in the leasing office are amazing as well. Love it here, just resigned my lease!

    It is with regret I am writing this review, as prior to move-out my husband and I had a relatively good experience at Eleven. We had a 2.5-bathroom, 2-bedroom unit that we recently left at the end of our lease to move to another property downtown. We were surprised with a $125 charge for wear and tear damage to the shower base, which was present when we moved in. The hole as they called it, was an erosion in the enamel of the basin that is common from my experience in other rental units. I've attached the photos they included in their charges to us. This is something I cannot recall whether we specifically flagged two years ago in the small space available on the move-in sheet provided, but in the many rentals I have been in over 20 years I have never before encountered an issue with that form of normal wear-and-tear being flagged. And given their approach to this, I wonder whether they are actually going to repair it for the new tenants moving in. I already reached out to them to challenge it, noting that the nature of the condition is obviously not from an acute incident but from long-term erosion. But despite the obvious nature of the erosion, they are standing by the technicality of it not being noted on our move-in form. Due to this behavior, I cannot recommend this property to others. And as I mention above, thats a shame because our two years there were otherwise relatively good (with the exception of a periodic noise issue involving the unit above ours). The management and maintenance had been fairly responsive during our time there. But the last impressions they left with us significantly detract from the earlier experiences. Also, if you do or recently moved into the 2 BR 2.5 bath unit, make sure they actually repaired the shower lest they bill you for it when you move out. Edit: My husband reminded me that we gave up square footage of our apartment over two years because they could not address a persistent bug issue. Specifically, we had to tape off the door base to our patio because bugs were freely crawling into our apartment during spring and summer. Before that, many a morning we woke to *dozens* of bugs crawling across the concrete flooring of the apartment until we used duct tape to block off the base of the patio entrance. We made multiple maintenance requests and despite them taking a look at the door and making modifications, they could not fix the problem. So the fact that we lost use of our patio for two years makes their charging us for an obviously preexisting issue even more insulting.
