    Overall lackluster rental property management. They dont appear care about their rental properties. They dont maintain them outside of slapping a coat of white paint on them. They treat their rental properties and their tenants as disposable rather than assets to be maintained. We have been asking to get a step repaired since we moved in to no avail. We had to request that a bathroom be vented to the outside rather than not venting at all which is a requirement of a safe bathroom. I have also been called dramatic and told that I am over exaggerating for asking for these things, which does not align with their claim to treat their customers with respect and courtesy.

    We rented an overpriced house that looked nice but was barely up to general standards. T. Wells was the property manager. Any issue raised was met with deflection and denial of responsibility. We were lied to on multiple occasions, both when we reported an infestation (which we were told to deal with ourselves) and the intentions of the landlord. (Originally he was out of the country and then moved in down the street and repeatedly asked for access to the premise.) When we needed to break the lease for a work relocation, despite giving over 60 days notice and paying a month penalty, they decided to profit from the circumstances by charging us additional rent until the next tenant moved in, 6 days after we left. I found Tony very hard to work with, poor communication with us and lacking communication with the landlord. For him it is a business and he is in it for the money, period.

    Response to Lauren Billingtons review. I see that Tony Wells has responded to most of the issues that were raised. As the property owner, I left the rental agency to communicate with the tenants about any issues including arranging convenient times for me to work on the house. The tenants were kind enough to allow me access, mostly while they were away and they never mentioned any inconvenience. Before leaving for overseas I replaced the entire HVAC system, costing $9000. The old one was working but I did not want to risk a failure while I was away and a new one would be more efficient. While I was away, Tony let me know that a storm had compromised two (85+ feet high) trees in the back yard and recommended that I have them removed, which I organized immediately at a similar cost. I returned to the USA shortly after this and requested access to see the damage done to the back yard by the fallen trees. I found the back yard a mess, with the grass knee high, the rose bush dead from neglect, as were other plants and both front and back yard were covered in weeds. I did need to access the yard several times to regrade and replant grass. After the tenants vacated the home, they forgot to leave their code for the front door lock; when contacted about this, the code supplied did not work resulting in my having to replace the lock. They also did not pay their January water bill. I found Tony to be knowledgeable and thoroughly detailed at all times and believe him to be fair in his dealings.

He brings a wealth of experience to the table, from an understanding of rental and sale trends to a lengthy list of reliable professionals to engage. The entire time that he has managed my rental home, there wasn't a question or concern I had that wasn't addressed in a timely fashion. The only reason I'm no longer employing his services is that I've sold the aforementioned property, which again, Tony was instrumental in as my agent. His familiarity with the property meant we were able to get it on the market rapidly and sold within a week. Rest assured, if I ever need any real estate needs in the future, T. I'm sorry to hear that you were dissatisfied with your rental house experience. You've made comments that I would like to address here since we did not treat you unfairly.● Prior to placing a property on the market, we do a market analysis of similar rentals in the area to come up with an asking rent. That single family house had been nicely renovated with a new kitchen, bathroom, HVAC, etc. It was in a great neighborhood and it generated a lot of interest from the public. You chose to apply for it and provided a deposit to take it off the market.● Before signing the lease you were given ample time to review the tenant and landlord responsibilities with your real estate agent. You signed off on the lease, which was plainly written, and which was to last 12 months.● As stated in the lease, the tenant is responsible for exterminating household bugs and the landlord is responsible for wood destroying insects. When you called me about seeing ants, I advised you to purchase ant bait, which is an inexpensive solution. I also provided you with the name/number of an exterminator, if you wanted to call him.● The lease you signed was for 12 months. In the 8th month you informed me that you were moving early. I explained that you can do that but only in accordance with the terms of our lease. You had to pay a fee which you did and you had to keep paying the rent until a replacement tenant's lease started. We were successful in securing a replacement tenant for you, whose lease started just 6 days after you moved out. You only had to pay a small prorated portion in order to make the property owner whole and to legally honor your lease responsibilities. I hope this clarifies the lease contract that you signed and I wish you all the best.
