DO NOT RENT HERE!!! If you like having warm water, this is not the place for you. If you like having a warm apartment in the winter, this is not the place for you. They will charge ridiculously high amounts for utilities that are not based on how much THE RENTER uses. THEY HAVE NO METERS TO MEASURE THE AMOUNT OF WATER OR GAS YOU USE!!! They only care about ripping you off.

Chestnut Hall is a mediocre place for UPenn students to live. Was nice initially but continuous issues with poor management, old and faulty appliances, and a blatant lack of enforcement of the no smoking policy have been a continuous headache. Many new hidden fees continue to compound over the years. (The donut shop previously mentioned has long been closed and boarded up)

I came back to change my review from 5 to 1 star. Yes the front desk people are nice, but the company behind it is evil. They lie about the price and lure you into the apartment. They charge you unreasonably high utility and charge you unexpectedly high fees and fees you should not be responsible for. The manager does tell you any of these beforehand they practically lie to you. When you move out, they will nickpick your apartment and charge you a crazy amount of cleaning fee. I have friends working in real-estate and they say its 3 times the amount of usual cleaning fee. When you ask for a receipt to proof they actually spent that much on cleaning, they just ghost you and report you to the debt collectors. No one would go to court for a few hundred dollars so they always get their way. Basically you should expect overpay 300 per month than what they make you think you would be paying and dont expect to get your deposit back. In my case I lost more money than my deposit. So in sum yes the everyday workers are really nice because they are nice people but the managers whom you dont see are the evil manipulator behind. This company deserves to go bankrupt and the evil people behind should be punished .
