The best place outside of Center City. Don't listen to the reviews of people complaining just to complain. The landlord is awesome and super responsive. Maintenance is also amazing. Close to East Passyunk, Citizens Bank Park, etc. Fun spot that's truly an industrial loft experience.

First time renter and this was an exceptional experience. BFL has the amenities of a larger rental corp while having the communication, service and feeling of home that a small rental company might offer. Every single person who works at or for BFL was friendly, helpful and professional at all times. My guests always had many compliments for my unit and the building as a whole. In 15 months I only had to request maintenance twice and issues were fixed or addressed within a day. I felt safe in the neighborhood and always found a parking spot despite it being South Philly. Great experience at BFL.

The place is nice but lack of security within the building, overpriced lack of communication , moved out last month on 24th and was asked by owner what my new address was on the 11th of July and I responded immediately and haven't gotten anything back yet

The landlord sent my deposit past the allotted time stated on the leasing agreement. 30 days after the lease end the agreement but it was not given until nearly 60 days after. What made the experience more frustrating was that he claimed to have sent it within the 30 days but when the check arrived, the date of the check was closer to the 60 day mark. This place is run by him only so expect a lot of disorganization and delays. There is also no security guard and no front desk person which has caused packages to he stolen from random people. Landlord will only respond to your messages when he feels like it and when you ask him to assist you, he takes forever or makes up an excuse as to why it hasn't been done. If you like to hear your neighbors at all hours of the day then this apt would be your best fit. You can hear your neighbors above, beside, and below you and at very heavy volumes because the flooring is thin and low quality. Elevators are slow and have poor circulation so expect unpleaseant scents regularly. Garage is small and unsafe since he never opened a second exit door. It's far too overpriced for what you are actually getting here.

I've lived in this building since 2019 and have had ZERO issues since moving in. Any maintenance request is handled in a very timely manner, the landlord Tony is very responsive and always nice and professional. The building is very safe, never had an issue with a neighbor, and everyone is very respectful of the public spaces. This is the best building I've lived in.
