        This place used to be a great place to study pre-pandemic. Then they shut off half the places to sit. I recently went and paid $7 for a breakfast banh mi that was 1/4 of an avocado and two slices of unmelted cheese. Very disappointing. They're still one of the better bubble tea places in the area, but I won't be getting their sandwiches again.

        My avocado smoothie with custard was great, but the ban mi sandwiches were BAD, and not authentic. Bread was stale and not enough toppings. My Vietnamese girlfriend agrees.
