Todd's key strength was his adaptability in all aspects of the home buying process.
First, he rapidly adapted his interactions with us to meet our specific needs. My partner is a former Realtor and I was a relative novice to the home-buying process, and Todd handily shifted the level of detail and assumptions of understanding he provided to accommodate the information needs we each had. He could effectively communicate with both of us at the levels we each desired, without losing important details and accuracy. His timeliness of communication was also spot-on, with excellent responsiveness particularly during time-sensitive matters.
During discussions of home prices and values, Todd was objective and realistic, offering just the right kind of guidance to keep our emotions in check. When we found our perfect home, we ended up offering just a bit more than we had originally told him would be our maximum for the property. When we told Todd the offer amount we wanted to go with, his response was "Really?", and then made us explain our reasoning. This was just the right amount of pressure to ensure that our decision was not made purely on emotion, and offered enough guidance to allow confidence in our decision.
Todd possesses a broad repertoire of negotiation styles, and demonstrated a skillful ability to shift between styles depending on what kinds of leverage needed to be applied. For example, in a multiple-offer situation he was able to communicate how our offer provided the seller with the things they wanted, while retaining all of the things we wanted for us.
Todd has a rock-solid knowledge of the market and neighborhoods we were interested in (East Vancouver & Camas). Beyond the basics we provided, Todd used the vague cues and comments we offered during home tours to rapidly focus his understanding of the type of home we were interested in to help identify worthwhile prospective homes as soon as they were listed.
Based on his market knowledge, negotiation skills, and broad expertise, we wholeheartedly recommend Todd as an exceptional agent. We WILL be using him for our next purchase.
