Not only are his derelict and negligent slumlord antics still going on strong, we can add vindictive sabotaging to his resume. Our attorney settled an SAO with the homeowner, necessary repairs werent made over a 14 month period on a 7k/month house. House had been so poorly maintained the water bills alone from landscape overwatering were nearly 1k/month. Sanje, the proverbial used car salesman who sells you the odometer tampered salvage vehicle, was MIA the entire duration, save for the very end when we were advised that we could actually pay the lease into an escrow account held by the court, withheld until the repairs were made. This sent him over the edge, and the true colors of this individual came out in full - Not only was he demanding a new security deposit, he wanted a 1k increase in the rent, several walk throughs, this provision, that provision.it was so confusing, perhaps he didnt understand the situation very well? Hes not in a position to be demanding more conditions, this is a disciplinary measure taken via the courts to enact on derelict property managers/landlords. LONG story short, Sanje decided to get his retaliation by knowingly sabotaging our next reference. He informed them we were getting evicted, knowing full well this was nothing of the sort. If anything, this proceeding confirmed the status of his actions, and the consequences that resulted thereof. But Sanje is not one to let a little insignificant thing like the factual truth get in the way of his self-righteous crusade for money grubbing. If ever there was a poster child for a duplicitous, pretentious, spiteful, petty, self-righteous, entitled, and vindictively rapacious creep, here is the Wikipedia example of such. Throughout all the reviews and negative feedback, the one common denominator is Sanje himself. Therein lies the indisputable truth. Dozens and dozens of various people, over the course of decades, are not all lying. Dont make the same mistake we did by thinking surely our case would be exempt - your regrets will start from Day 1. In addition, for any homeowners who may be in the market for a property management company or a realtor to handle or represent their house, there would not be enough words in the English language to dissuade you from this disaster. If you enjoy being dragged into arbitration or a civil suit as an unfortunate co-defendant with Sanje, by all means he is your man to achieve this However, for the normal mainstream who do not expect to be in court proceedings on a quarterly basis, this disclaimer should suffice. Whatever fees are paid out to Sanje are most definitely not being applied to their intended purpose. He will continue to cut mandatory corners and repel people with his patronizing and arrogant attitude until one day you will be summoned by your tenants or the buyer to the court, courtesy of Sanje. Any individual who thinks nothing of outright lying and reneging on agreements depending on if youve managed to piss him off or not, is certainly not eligible for anyones business or trust. Not sure what field of work would suit such a character, but property management and real estate should definitely be omitted. Every interaction with him has been highly unpleasant and derogatory. Much less productive. So be prepared to have nothing resolved, the obnoxious backstabbing is simply a bonus. And if his unethical, grimy antics dont disturb you, his insanely rude attitude will be the final nail in the coffin. It is off the charts. Get ready to be hung up on multiple times lol!

I bought a house 2 years ago from Sanje, I was a first time buyer and did not know what to look for and when he first started showing he tried to gain my trust and tell me don't worry you don't know anything I have your back. But once he got me on the property that was probably one of the hardest to sell that he had he started being very rude very Curt and short with me and I was not even able to look through my house for the second walkthrough for more than 5 minutes all things were not disclosed to me and within six months after I was in my place I found out three very major things wrong

My family rented a house this last fall from Sanje and Zenith Realty. I've never had such a bad experience. Anytime we had questions or needed information, Sanje rushed us off the phone not caring about anything we needed. The place was not cleaned, outlets didn't work, the keys to the different doors to the outside (5 of them) were all different locks to which we only were given the key to the front door. The stove was corroded and it took us 2 months to get a new one. It took 4 weeks to have holes in the wall repaired. We had to jump through hoops constantly to get things done. The only blessing we had, was at the end where the house was sold to a new owner while we were still tenants. The new owner promptly expressed her disdain for the way they treated the house and its occupants and fixed things right away. 100 % suggest you to stay far far away from Sanje and Zenith Realty.
