traffic is unbearably loud if you're on the front of the building. the back side is not a good area. homeless people hang out around the building. the elevators are always broken. tons of horrible dogs because their owners are horrible and don't train them.

The front line employees are great. Security, front desk, valet, and receiving are always pleasant. However, the HOA is poorly managed and unprofessional. I've been trying to recover $400 that the HOA kept after the sale of our unit, in case the final electric bill was not paid. We are not sure why they do this as we do not pay electric bills to Allure, they are paid directly to Carma Energy and it's in our name. We've been met with unresponsive and truly unprofessional conduct by the HOA front office, specifically Rachelle and Michaela. We closed escrow on our unit December 14. Nearly four months later, we are still trying to recover the funds they withheld from escrow. Our final utility bill was issued and paid on December 25. We have been told for months it's in the mail (they couldn't provide a tracking number), only to find out from Rachelle "I have investigated the cause of the delay and unfortunately, I was unable to find a reasonable explanation". Meaning, the check was never sent. I keep being told it's in queue or in the mail, yet they won't provide me with a tracking number or a date the check will be in hand. We are currently in process of having to file a claim in small claims court to recover funds. Our HOA fees had skyrocketed over the 2.5 years we owned a unit. They started at $777. When we sold our unit, it was $976. This is in addition to the multiple "special assessment" fees that were handed down. The last one was $2,500. The HOA claims the need for all of these increases, yet still has $20,000 to spend on a Christmas party and multiple pool parties at $10,000 each. This is in addition to the football parties, gingerbread house decorating parties, movie nights, etc. If money is so tight to the point these massive increases and assessments need to be made, the money needs to be managed much more responsibly. Know that when you buy a unit, you will be hit with several thousand dollars in HOA start up fees. I think they call it CIC. When you sell, you will be hit again. Yes, when you sell, they want more money. Depending on how much you sell your unit for, the HOA demands a percentage cut. There was also a massive flood that happened on the 26th floor. The HOA did not notify anyone for days of this. We only found out from an employee, and this person said they were told to keep quiet about it. It took three days before the HOA notified the building that a flood happened. 42 units were effected and it took out five of the six elevators. Keep all of this in mind. When you buy a unit at Allure, you're buying into problems with the HOA. When you have issues, you will receive snarky and totally unprofessional responses from the Resident Manager, Rachelle. It's not a good owner experience.
