Ive lived in Green Leaf Lotus Apartments for several years. I have nothing but good things to say about living here. The building is maintained and kept clean at all times. The management addresses any issues I have with my apartment in a timely manner. The office and maintenance staff are professional, courteous, and always available. There is a great gym and two really nice pools, as well as several other amenities.

I have lived in Green leaf since 2020. Each year the rent has gone up. And the quality of the apartment building continues to deteriorate at the same pace as rent increases. They claim the rent is going up because of costs to maintain it. However the property is not reflecting this argument. Pool: Ie. The pool & furniture is always dirty/ mildew/ algae. Umbrellas Missing. Hot tub seems to never work. Gym: has worn out equipment Equipment is missing (either someone borrowed it and never returned it, or literally took it for themselves) Trash and pills strung about. People have ripped the thermostats off the wall so they can adjust the temperature to their liking. Took the property over 8 months to fix it. No one in the gym cleans up after themselves. Ie. Leaving weights, mats, and other equipment all over the place. Over all building: The dumpsters are constantly over flowing with trash. And trash blowing around outside the apartment building because there are not enough dumpsters, people pile up the trash next to them. Also the hallways are filled with trash because the building does not allow people to throw away trash in the trash rooms. Due to an incident in 2020 of someone spray painting furniture. At least once a week when I walk out my apartment door, I step in a pile of dog poo left by a tenant and their dog. And daily I have to avoid dog piss and poo inside the elevators. Granted this is not the apartment buildings fault, but rather the tenants. Security doors constantly malfunction , anyone can walk in. Parking gate seems to always be brake. Takes days for someone to fix it. Common areas: These are decently maintained. But are worn out. Common bathrooms in the pool area are always out of soap and towels. Sometimes puke is left in the stalls for days. People use the bathroom to throw out their food trash, causing overflow. In apartment: Any maintenance request, they are pretty fast/efficient taking care of. Including air conditioning. Every once in a while the signature sewer smell of las vegas seeps through the building and apartment. They try their best to help mitigate that. Not sure if thats a building issue or a vegas in general issue. Over all review. Location is good. Its nice having two separate pools (when clean and functioning). But if you are going to be charging luxury rental rates and claim the building is luxury it better be maintained and managed as a luxury. Not just raising rates because you can. Because remember all utility costs (gas water electricity are paid and passed onto the renter. As they break it down monthly in your con-service report)

I've been living here for 18 mos and I really like it. All the amenities and it's close to so many iconic Vegas attractions.

I dont recommend living here. The primary concern that overshadows any positive aspects of this complex is the alarming rate of car break-ins and stolen vehicles. The lack of security measures in place is shocking and downright negligent. My personal ordeal involves not one but TWO instances of my car being broken into and maliciously damaged with clear intent to steal. The parking lot feels like an open invitation for criminals considering the gates are ALWAYS open, and it's apparent that the minimal lighting in the area only exacerbates the problem. It's as if the management is unaware of the simple fact that a well-lit environment and functional security gates deters criminal activity. It's astonishing that in a supposedly secure apartment complex, residents and guests have to worry about the safety of their cars. The lack of surveillance cameras, security patrols, and overall attention to residents' safety is inexcusable. I find it unfathomable that management has not taken substantial steps to address these recurring issues. I strongly advise anyone considering Lotus Apartments to think twice before making the decision to live here. The lack of security, combined with the high risk of car break-ins and stolen vehicles, makes this complex an unacceptable place to call home. Save yourself the stress, inconvenience, and potential financial loss by looking for a residence that values the safety and peace of mind of its residents.
