The worst ever. All false Advertizing. Gym, Pool & club house been closed since July /august 2022 & every time you call they say its opening next week .now its April 2023. After Trash day looks like you live in the ghetto & they dont pick up the garbage the spills over and sitting out side the trash room till after the weekend. The main gate never works or closed at night. Some neighbors parked their BIG trucks in front of their garage. Theres no way 2 Cars Can pass same time on the driveway its a hazard right as you come around the corner. They Almost never answer the phone but Hey the amenities on the Office phone message sounds amazing

If you have fair, low, bad credit -- this place will accept you. As long as you have a decent rental score and cash up front for first month and security and renter's insurance. If you're from out of town or recently moved, this may be a place to consider if you can afford it. If you have a family, you may want to consider this place as a temporary move before you buy a house or rent a house.Summerlin is an amazing city! I love it. One of the best in Las Vegas. It is a safe community, school ratings are great, schools are in walking distance and every store you need is within a mile radius from Costco, Target, groceries, restaurants, fast foods, gas, doctors, Summerlin hospital is a block away and the freeway is close. It is very convenient. Rent here is expensive for a townhouse. We pay $2800 for a 3 bedroom, 2.5 bath, 2 story, 2 garage townhome. Includes water, electric and valet trash service (which we've never used). That should be taken out of the rental agreement. It's unnecessary and not needed since everyone dumps their own trash at the trash bins and they don't accept boxes in the valet anyway. Trash comes every Tuesday morning around 7am. You only get max 2 master keys, 2 gate keys and up to 2 garage keys. You can't request for additional gate keys. We moved in February 2022. Been here for 6 months and within this time frame, we have requested 8 service requests for (master bathroom overflowed twice, nails in the carpet poking our feet, broken window screen, broken closet mirror, a/c shut off twice during the scorching hot summer, microwave and oven shortage, power outage shut off once during the morning, a/c blowing only hot air during the summer, 2nd floor bathroom had no hot water for a couple days (we showered in cold water)). From the time you put an online service request it takes 1-2 days for maintenance to respond and assess the situation. Amenities: pool, jacuzzi, work out room, billboard room, small dog park The pool and jacuzzi was closed almost our entire years least. It was open for about a month then closed again for no explanation. Pool is heated at 80 degrees. The billboard room you'll have to reserve or rent. The workout room is small and had basic equipment. It's closed due to renovation. Mail room: There's no outgoing mail. You will have to drop off at the post office. We have an amazon hub which always goes out of service once a month. Mail man comes around 2pm everyday. You can get FedEx, UPS, DHL, Amazon fresh, GrubHub etc but you'll need to give them gate code and exact directions on how to get to your building or even around your building to the walk area. If they can't get access to you, they will leave. By the way, the main man is a jerk. The mail room has been broken into at least twice when i was there. I mean people break into the door and cut the bolts and steal mail. Our mail has gone missing even when it says its being delivered from informed delivery. Gates: gates are open from 9am-5pm. After that hour, a gate code is needed to get through including deliveries. Sometimes the path way gates are jammed or malfunction. Be prepared to walk around. Neighbors: Our neighbors have been pretty quiet. They are friendly. Bugs: knock on wood, we haven't had any pest problems except for minor small bugs from time to time. However, a neighbor mentioned she had a spider problem that they couldn't get rid of. She had big trees outside of her home. Now, you have 5 days to pay rent which is due on the 5th of every month. By the 7th an eviction notice will be on your door. You have an additional 5 days to come up with the money or file online with the court system to get the judge to approve your eviction notice for extension. If you do not pay by the 11th you will have to move out. A few tenants had to move due to the strict pay or quit policy. The office has no mercy. In the mean time call Nevada Legal Services for additional information and file with CHAP. Red Rock will pass on the eviction fees and attorney fees to you. You'll be able to see it in your resident portal online. Holidays: On certain holidays the office will celebrate and send an email to pick up complimentary foods, cakes, etc. I've only been in the office twice: when we first moved in and to request an additional key which we couldn't get a 3rd copy (read above). Staff: Maintenance are nice and polite. One of the office women are pretty straight forward and blunt. We didn't have any problems with them. Danielle was amazing but she no longer works there as of Jan 2023. MARIANA on the other hand is a BITCH! We applied for CHAP rental assistance waited 6 months for a response. All she had to do was turn in a one page document by the deadline and she couldn't turn it in on time which resulted in us being denied to prevent an eviction. DO NOT RENT HERE. RUN AWAY FROM THIS PLACE. DONT TRUST MARIANA FOR ANYTHING. SHE'S NOT ON THE RESIDENTS OR COMMUNITIES SIDE.

I lived there for a year in a half the girl sherry in the office was always rude, they never answer the phones. Then I moved out a little over a month ago and moved to texas. I've been leaving voice mails asking when I was going to get my final bill. Funny today I get a call from a collection agency saying they sent me to collections because my account went over 30 days without payment. I'm so mad. I just worked this whole last year to make sure I don't have one thing on my credit. They never mailed anything to me. The collection company had my right address. Funny everything else from vegas got to me last power , gas etc but not them. They are unorganized overpriced and just rude. Don't rent from them
