Dawson Village Apartments

Overall as a first time renter this complex is efficient and affordable. Although having lived there two years I experienced different changes in management, neighbors, maintenance. I can say management is very kind and willing to work with you on payments etc. but the quality of the apartment itself is not great and nothing is done about it. I had to caulk my hard wood floors because there was cold air seeping through. Rodents / cats would be underneath my apartment making a ruckus crawling from the outside vents. Bathrooms were not up to date along with walls and appliances old and out dated. I did not receive a full refund of my move out deposit although Ive provided photos of how the apt was left and that I reached out many times to maintenance to fix multiple things in the apt. As for the neighborhood itself. I myself was robbed once . My car was hit twice while being parked Infront on my complex (hit and runs) The neighbors seemed nice overall but the neighborhood / surrounding streets are unsafe.

I have been living here for over ten years. I'm very impressed with Megan and associates that are striving to make a difference in this apt complex. Maintenance personal has been very professional which was not always the case. Very pleased with my experience here at Dawson!

Lived here for a year, and overall was a decent experience. The structures are old, so you're gonna have old structure problems like drafty/leaky windows & doors, etc., but their maintenance team is well-seasoned and pretty responsive. Don is a rockstar & fixed anything and everything promptly. My understanding is they're slowly updating and remodeling the units. They often have stray cats chilling that keep to themselves, and in my opinion the cats keep the mice problem at bay - there is definitely a mice problem in the cold months, so prepare yourself ahead of time to prevent as much as possible. Neighbors were decent and kept to themselves, parking wasn't much of a hassle, and it's located close to downtown.

If you like getting your car keyed every month of your lease, or continually having mice and fleas, or not having air conditioning, or moving in with roaches in the cabinets, or hearing everything your neighbor does, or having the office not do anything about any of this, then this place it perfect for you

Careful when applying to live here. Although it's one of the cheapest in Indy to rent from, you get what you pay for. We had on average 4 mice that would pop up every month. Our apartment was clean and sanitized always and we still would lose $100s in food due to the mice. They always threaten that if your blinds are "broken" that they will charge your account $75 for them to replace then unless you paid out of pocket to go replace them. They considered a minor chip in the blinds as broken blinds. Trying to get a hold of the front office is a challenge. Their pest control is a joke. They literally come into the apartment and quickly spray one or two spots and check the smoke detector. We moved out early due to all these complications.
