1. Pasquale exhibited a complete lack of understanding for the most basic investment property due diligence practices.
1.1. Pasquale failed to grasp the simple concept of the value of investment property is more closely related to the income generated, expenses incurred, and desired return of the buyer. Understanding the expenses is very important.
1.2. Pasquale failed to understand the importance of estoppels. Pasquale stated estoppels were not needed on a 4-unit building. Pasquale resisted obtaining estoppels stating its not like this is a 100-unit complex.
1.3. Pasquale could not understand why receipts of payment for $14k of work completed just 2 weeks prior to contract were being requested. Pasquale did not consider that the buyer wanted objective evidence the $14k work was paid for thereby retiring future risk of a lean.
1.4. Pasquale failed to deliver any P&L statement and any other due diligence requested (with exception to leases) more than 4 weeks into contract and less than 3 weeks from close. Pasquale stated he would deliver the requested paperwork at close of escrow which he does not realize subverts the objective of due diligence and demonstrating that he does not understand the point of due diligence.
1.5. With the threat of withholding the earnest money deposit, the buying and selling attorneys were forced to circumvent Pasquale and work with the management company to pull together the requested information most of which was delivered within 48 hours. Several times, Pasquale stated he did not think a buyer needs the water bill amount in writing or the various other requested information to make an informed decision.
1.6. Pasquale obviously, has never professionally (or personally) bought or sold a $2M+ property and thinks he can decide what a buyer needs to make an informed decision. Pasquale's abhorrent bottleneck behavior can be interpreted as laziness, ignorance, and or obstinance, all of which are counterproductive to advancing a deal and should be steered clear.
2. Pasquale's procrastination is borderline gross negligence and dereliction of duty. The buyer attorney informed Pasquale on 01/15/19 that records showed 4 open code violations on the property. The close date was scheduled for 02/28/19. The buyer attorney made it crystal clear the deal would not happen if the code violations were not cleared up. The first record of Pasquale's attempt to clear up the code violations was not until 02/12/19, 16 days before close. Pasquale did not anticipate the challenges of working with city officials to clear up such issues. Again, the wagons had to be circled and everyone had to jump in to compensate for Pasquale's procrastination.
3. Pasquale does not take responsibility for his lack of performance and instead blames others. Pasquale blamed the lack of a readily available P&L statement on the sellers "being old and set in their ways". The attorneys on both sides worked together, went around Pasquale, and worked with the management company to produce a P&L statement in 48 hours. I signed a contract to purchase on 01/07/19 with a close date of 02/28/19. Two weeks before close there was still an estoppel to be filled out. Pasquale blamed the tenants with the delay of an estoppel stating they could not complete the 1-page estoppel on time because they had 3 small children under 3 and careers. Pasquale did not even send the estoppels to the tenants until 3 weeks before close. Pasquale should have requested the estoppels in Dec and them ready to go prior to going into contract.
4. Pasquale exhibited zero self-condemnation for the ill will and unnecessary duress his incompetence and abhorrent behavior has caused. Despite others, even on his side, communicating what is being requested is standard and reasonable, Pasquale was never contrite or apologetic.

In 2018 I decided to sell my condo and move to a house. Pasquale had my place sold in 4 days for an asking price I was more than happy with. He had professional photos taken, edited the paint colors that only I liked on the photos, and advertised my listing on Facebook. He was always present when my house was being shown.
Unfortunately my first offer for a house didn't happen because the house was a lemon. During the inspection Pasquale looked at me and said, "I don't think you should buy this house, we'll find you something better, we can go out all this week and look." How many realtors would talk their clients out of a really bad decision!
Once I finally did find my new home, after moving in, he was sending follow up emails to get some remaining things done from the inspection the city had to fix. Is this guy for real??? He already got paid...but still making sure I'm happy in my new space!
Throughout the years he has invited me to his client appreciation parties (that are awesome) and sent me tokens of his appreciation for being a client. Which it is always awesome and unexpected to get a gift card in the mail from your realtor. My friends all say...my realtor doesn't do that...cause their realtor isn't Pasquale!
Overall, Pasquale has answered every stupid question I had...with an incredible amount of patience. He is someone I turned to for advice during the selling/buying process and truly trust that he has my best interest at heart. I'm forever a fan of Pasquale!
