I applied for an apartment with Gen Realty paid $50 and said I wanted to move in Aug. 27. I received a response from Chris who stated that "out of all of the candidates that applied I had the better application". He then stated that I would receive a message the following day about the status of my application. Well I didn't receive a response until a day after the planned date. I was told that the apartment was mine and that he would email me the lease. Two weeks later I hadn't received a lease. At this point I was upset. Chis eventually messages me after I kept receiving auto replies that he was on vacation. He said the owner wanted to see if they could get a tenant to move in sooner after they had already stated that the apartment was mine. I had planned vacation time off for moving. Packing that needed to be done and I had to give my current land lord a 30 day notice. They are extremely unprofessional. The owner is a mystery ghost who probably doesn't exist because the only person you will be dealing with is Chris. You can even call the number listed and they all route to him. I believe this company is a scam.

GenRealty, and Chris Johnson whom I worked with, did an excellent job managing my 3 flat.  They are responsive and professional in their role.  The building was always rented quickly and issues were taken care of when needed, and they transferred rental income on time and provided detailed cost information regularly.

We were tenants in a property managed by GenRealty. One of the key things that I expect in a property manager is responsiveness - to service requests and in interactions with the landlord. That did not always happen in a good way with the GenRealty team - they were, more often than not, slow to respond to our requests and, even when waiting on a response from the property owner, the team would not provide even perfunctory updates (e.g. "still waiting on update from owner. stay tuned. thanks for your patience"). Instead, they would go radio silent. They do not frequently answer their phone and prefer to have all their communications in written form, which can be frustrating when you just want to have a 5-minute check-in on open items. The owners of our particular unit tended not to accommodate our requests, and I think they tried to negotiate with them to meet our needs. Customer service and timeliness, while not legally required, are really important in property management. I think GenRealty did things because they were required to (e.g. legal compliance, the "rules"), but I think they struggled with the nice to haves (e.g. customer service, responsiveness, open communication). They have beautiful properties on offer and we LOVED the apartment we rented from them. But based on my what I like in a property manager, I would not recommend them.
