As a first time home-buyer I am incredibly grateful for all of Jamie's help. I put him through the ringer, and he was still willing to jump in and help with offers, seller negotiations, and a lightning speed close, all at the drop of a hat. Jamie worked his tail off to secure the best of the best in rates, while taking the time to explain everything and answer any question I had. Given the speed of my close, I am staggered at how smoothly it went. I attribute that to Jamie and the entire Proper rate team's hard work and their fantastic communication.

Quite possibly the worst experience of my life. If you are in a pinch and want to tap some equity on a home you own out right don't call these guys unless you want to get misled, out and out lied to, and then at the end because they have taken 4 months to get you lists of all the info they continually need, they will hit you with extension fees. Icing on the cake, they quit claimed a 3rd party onto my family home. My contact there must be doing quite well Mike Nielson was his name, and note he is usually on vacation if you need him, or he will avoid speaking to you personally and kick you to one of the folks that works for proper rate. I felt like I was in the fight for my life to get this loan which I desparately needed for a project I was working on. The whole process took almost 5 months. I should have walked but they just kept saying "we are almost there" silly me for falling for that. They are not guaranteed rate, who I trust. They are an offshot somehow, I am thinking they punted their D-list over to Proper Rate- they ended up selling my loan to Guarenteed, not sure what the connection is. Seems clear as mud, save your time. I would give them zero stars if I could, they committed several loan violations in my opinion, but who do you go to with that? What a scam. RUN.
