My name was forged on a work order from a company called Michael's Construction and Remodeling Company for $14,600 on July 2018. My closing was in September 2018. This company cashed a $14,600 check about 50% of my 203K loan about 6 days after my closing and disappeared. Guaranteed Rates did not have any permission from me to cut this company a check. This company was unlicensed and not registered with the State of Illinois.
Nationwide Insurance Company reported that Guaranteed Rates instructed the to not include my name on the insurance policy even though the house was purchased under joint tenancy. Guaranteed Rates escrow department distributed the remainder of my 203K without my permission.

Micheal Skip Felish really went to bat for us he was extremely responsive, even on the weekends and at nights, getting us a new pre-approval letter on short notice for a competitive house with a very tight offer deadline. His vast knowledge of different loan types got us the best available option, which I think is the main reason our offer was chosen over a similar strong offer. We were clear to close in under 30 days. Micheal and his team were extremely transparent the entire process; You can tell he's truly "relationship" focused, rather than treating you like just another transaction. The loan origination, underwriting and other fees were either waived or were very reasonable. The rate was better than 4 other major lenders. If we had gone with any other lender, I think we would have missed out on our perfect house.

Look. Representatives at Owning (a division of Guaranteed Rate) can give you a competitive interest rate and great cash assistance on your mortgage down payment, but DON'T BE FOOLED! There are fees they charge that they are NOT UPFRONT about in real-time. My partner and I are purchasing a renovated house (Baltimore, MD) and our builder was behind on the renovations. We needed to push back our close date by 10 days due to no fault of our own. When we reached out to Guaranteed Rate and let them know that we needed to push our close date, they said to us verbatim "Just keep us posted on the close date. If it does move, no problem. My only concern is if we plan to make it sooner. Check with me before confirming an earlier date please." Both our loan coordinator and our mortgage specialist were on that email.
We thought we were in the clear to push our close date later. Next thing we know, we're getting hit with almost $1,000 fee from Guaranteed Rate to keep our interest rate locked. THEY DID NOT MAKE US AWARE OF THIS BEFORE WE OK'D OUR BUILDER TO PUSH THE CLOSE DATE. This put us in an impossible position to recuperate any of the money from any of the parties involved, including our builder, real estate agent, and lender; even though these changes are of no fault of our own!
I'm severely disappointed and it's yet another example of people and companies taking advantage of uneducated consumers to make up reasons to charge you money. It's not cool.
