STOP with the harassment! STOP Harassing me!! nearly 2 years (today 8/10/22) after a horrible experience I come home to a pre-qualified letter from the loan officer that I requested to never be contacted by again!!! I want to spare others from wasting their time from forgotten application, emails/ questions going unanswered, and misinformation. Pros: Online application, easy to upload documents, competitive rate, reasonable closing costs Cons: rest of experience: delays, misinformation, not knowing whats going on. This review may further cause my application to be pushed to bottom of pile. I was told via email process would be 60-70 days and now a few days close to 90. Despite my solid credit, submitting and responding very timely for requested stuff, and pandemic/recession proof occupation, my refinance from first week of June is still on-going as September is days away. I chose Guarantee Rate due to a good experience refinancing years ago, where I felt I had to do nothing and was kept in the loop. I wanted to both refinance and qualify for another purchase- it took weeks to get numbers on latter, which I had to ask several times. The pre-approval on new loan was inaccurate as now another lender has qualified me for 40% more!! Ive never heard of lenders NOT wanting more business. I had escalated my concerns. The escalation point person told me to expect to be contacted for next steps the following week. That week came and went. All I can do is continue to wait. Im sharing my experience here for others and with my fellow first responders. Update 9/23/20 Unless your a white, Christian, stay away. Took loan elsewhere and closing set for less than 30 days since applied at 1 point less and less fees. My loan here was 100+ days and when finally asked to cancel, no questions asked. It was immediately canceled.

I had scheduled phone calls with Josh Costales (NMLS ID: 1723585) regarding my loan application and haven't heard from him since last week. I've sent emails because I had questions about the process and didn't get a simple response back.. He's very rude, unprofessional, and a waste of my time. I hate the fact that he have access to my sensitive info and I never hear from him after that. Seems a bit scammy and suspicious to me.

Another ...if I could give 0 stars I would... review for this branch and Loan Specialist John Fagan. Only wish I had taken the time to read one horrific review after the next before entrusting one of lifes biggest moments to an individual and team this blatantly incompetent. Following too many weeks of wondering exactly what John had been doing on our case except not returning our texts/calls, randomly compelling us to spend (literally) hundreds of hours re/re/re submitting documents and demonstrating a shocking lack of institutional knowledge or sense of urgency - he had his first honest moment in the 11.5th hour, as our 3rd contingency extension was set to expire, explaining to our agent (thats right - he didnt even have the decency to call us himself) that he couldnt deliver our pre-approved loan despite promise over promise that this deal will close. This entire experience - from clunky start through weeks of maddening zigs, zags and just one more thing(s) to the EPIC failure of an ending - was an absolute nightmare. Though were new to the process, agents and attorneys on both sides are seasoned veterans - and each has remarked that this was the most poorly handled transaction theyve ever seen. I implore you to heed the warnings of this review, and the many just like it, and take your trust & business elsewhere.
