Josh was a pleasure to work with from the very beginning. We needed to sell and buy a new home, but very nervous about the timing because we didn't want to be homeless or paying two mortgages. Josh took care of everything and negotiated the best deals on both transactions. Additionally, the timing of both closings and our move was seamless! Josh has a superior work ethic and I am happy to refer him to all my friends and family.

Josh is the best! When my fianc and I started looking for our first home, he was so patient answering all of our questions. When we finally found the house of our dreams, he dropped everything to go look at it with us. We decided to make an offer even though it was a competitive situation, but because of Josh's pro-activeness and professionalism, we got the house! The whole process went so smoothly thanks to him and the other people (lender, inspector, etc) he connected us with. We couldn't have been happier or more impressed and will definitely work with Josh again!

I've known Josh personally for many years, invested alongside him in real estate deals, and most recently engaged him on the purchase of our first home. Throughout the process, he exceeded our expectations. Early on, he listened to our wants & needs, zeroed in on our neighborhoods of interest and made sure no potential homes escaped our review. More than that though, he leveraged his expertise to recommend additional types of homes and areas of the city that we would not have otherwise considered. His immense knowledge base spans everything from major renovation "fixer uppers" to move-in ready, multi-million-dollar properties. He knows both the ITP and OTP markets better than anyone I know. Once we were all deeply engaged in the search, Josh made it easy on us by seeing homes on our behalf, sending us videos and making recommendations along the way. Without his help, we would have needed to take significantly more time away from work & family. Then, when we found "the one," he did an awesome job guiding us through the negotiations. He helped us get the property efficiently and at a reasonable value, despite the "sellers market" we were operating in. As first-timers, we needed referrals for everything from lenders, attorneys, and insurance agents to inspectors, engineers, plumbers, roofers, handymen, etc. and every single person he recommended was professional and excellent to work with. After we closed, Josh put the icing on the cake by taking lots of high quality photos, and even gifting us champagne and our new neighborhood's flag to hang on our front porch! Working with him was truly a first class experience! If you are looking for someone that knows how to execute real estate transactions, is genuinely enjoyable to be around, and will bust his tail for you, I would highly recommend Josh!
