Tenant Perspective Regarding new ownership (JLL) and their advisors (Insignia): Oblivious and ill-equipped. I cannot speak on their ability to advise investors for profit, however, if you care about tenant satisfaction or the time spent dealing with complaints - I'd look elsewhere.
We rent a suite at the River Ridge property. Once JLL/Insignia took over after CapRidge Partners, our experience took a steep decline.
The acute reasoning for this post is an ongoing HVAC issue that we have been pleading for a resolution on for weeks now. Office temperatures are always at an extreme. High 70s or low 60s - no in between. Acceptable if working outdoors. Unacceptable for office conditions. They apparently have enlisted "engineers" to assess and fix the issue, however, we have seen 0 results. Responses are always defensive and aimed at buying time. I now question the credentials or existence of the "engineers". I also don't understand why a commercial HVAC team was not enlisted instead.... not my line of work.
They apparently have PLENTY of time to come up with new policies, sell to prospective tenants, and send long patronizing emails. Sadly, they can't find any time to fix real issues.
TLDR: As someone who actually cares about those who work at my company, please take my advice and ignore the flashy BS - choose a different property, and most importantly, take a look at the ownership / advisory teams for any property you consider.
