However, things took a turn for the worse last year when the management changed. When I moved from the west side to the east side, I encountered a series of problems. First, they charged me for my old unit and then attempted to debit the new unit on the same day, causing my bank to flag the transactions and decline the second one. As a result, I was charged a late fee. In order to pay for my new apartment, I had to go to the bank and obtain a cashier's check. It took them a frustrating 30 days to refund me the $2700 for my old unit, leaving me with $6000 out of my account. Throughout this ordeal, the management showed a lack of concern and empathy. They simply didn't care about the inconvenience caused. To add insult to injury, they only offered a "courtesy" waive of the late fee, which will forever be on my account due to their error.
Just when I thought things couldn't get worse, this month the payment system shut down when I tried to pay. Despite my efforts to rectify the situation the very next day and promptly pay the rent along with the late fee, my request for the late fee to be waived was denied. They cited the previous "courtesy" waive as the reason for their decision.
It is disheartening to say that the management team at this apartment complex simply does not care about the people who reside here. There is no sense of loyalty or genuine concern for their residents' well-being. In all my 42 years of life, I have never encountered such issues with leasing offices.
The majority of my neighbors and friends who absolutely loved residing here, and have also lived here for years, have decided to relocate as well. Do not recommend living at Ponce.

Im a few days late but I initially called inquiring about a follow up for Signal House (as both properties are under the same Management). I had submitted many inquiries, placed many phonecalls since 10/2023 with no follow up from other staff; yet last week I called again and immediately was greeted by Darnell. Although I was following up about Signal House and the unit style needed unavailable, Darnell took his time without forcing sales or being dismissive! He thoroughly inquired about all my needs, and also made me aware about the Flats! We spoke for atleast 30 minutes about both properties, a variety of floor plans, alternative programs, and more! He then consolidated a fully detailed email for both properties and all layouts inquired about! Not to mention, the email wasnt difficult to navigate and came with pdfs of every style layout between both properties that would fit my needs. Darnell gives charisma, authenticity, awareness, solutions and options all in one. His personality and excitement for service literally made me forget I was frustrated. I can tell hes new as my constant calls from October until January that rendered no follow up did come with names I wont state. In the four months of inquiries, I never knew the Flats was a sister company! I do hope anyone that sees this review interested in the Flats or Signal House ask for Darnell! I am not a tenant but a great judge of character! Thank you Darnell for the wonderful customer service! I cant wait to speak again!

The Good:
-Thick walls. I never hear my neighbors
-Big windows that let in a lot of light
-Easy access to the Beltline and restaurants/shops
-Very clean, great maintenance team
-Bug free
The negative:
-Constant noise. Drilling, hammering, leaf blowers being used at ungodly hours. Just a month ago someone was drilling in the building at 3AM on a weekday. It's gotten out of control.
-The new apartment management team has not be good. Complaints have gone ignored by many of the residents myself included.
-They also put the screws to me when it came renewal time. Right after I signed my lease for my 3rd year being here, I realized that my exact apartment on their website was going for $600 A MONTH less! They took advantage of me and I have been nothing but a quiet, pay early every time resident. Shameful.
-"Trash valet service" is ridiculous. They force you to pay for it even if you refuse to use it. Also the neighbors leaving their trash out in the hallways so many times a week doesn't only look bad but it SMELLS bad. I've had friends over and they ask why people have their trash out in the halls in such a "nice place." This $25 a month charge should be optional also.
-Tenants now share their parking spaces with shoppers/visitors to the market. Sometimes there are no spaces or very limited ones depending on when you are coming and going. Also the visitors don't know how to park because the spaces are small and at an angle. Tenants should have their own parking area separate from shoppers/workers.
-This could be a good or bad, but if you don't want to get to know your neighbors and remain anonymous...this is the place to be. There are no common areas (such as a pool or courtyard) and no get to know your neighbor events.
-Construction noise even at hours when they aren't supposed to be working.
In general I used to be happier living here but I would only rate it as fair now.
