Scam!!! We booked a stay in Key West through them and the hotel didn't know anything about our reservation. They do not pick up the phone or reply to our emails! They owe us money and do not react. 100% Don't recommend.

Our family stayed at their Barrier Island House property in Exuma, Bahamas in March 2024. We had many issues with the property that were brought to SMS Lodging and have still not been addressed. I've asked for management or ownership to contact me and have not received any calls or emails back. The property has active mold in one of the rooms and is a health and safety issue. We were unable to use it. The deck boards have not been maintained and as a result, caused splinters anytime we walked barefoot. The outside hoses on either side of the property did not work. The dock has not been maintained and has cracked / sharp plastic that is exposed. These are just a few of the issues that we brought to their attention and there has been no response. Their Barrier Island House property in Exuma, Bahamas is marketed as a luxury property but the property is not taken care of and should not be priced as a luxury property. I would like SMS Lodging management / ownership to contact me as soon as possible to address these issues. *** 4/26/24 update: I have still not heard back from Barrier Island House (owned by SMS Lodging out of Miami, FL) and would not recommend this property due to health & safety issue with active mold in one of the bedrooms that is not able to be used, deck and dock that are not maintained and misrepresentation of the property as a luxury property that it is not and unfairly priced.

Stayed here 4 nights, 5 days. Hotel has changed ownership since I stayed here last. Front desk is run like a motel. Nobody there half the time and nobody answering phones. If you want anything requiring a manager they have to make a phone call. Left messages for two managers and did not receive a response (Michael Nichols; Erik Dennisson). While I was speaking to the supervisor on site, one of the desk attendants chimed in by saying, well, you left your moped in the front and thats not allowed. I moved it that night, and guess whose car was parked in that spot the next day ;) yup, hers. Rooms are run down, first room we stayed in was visibly damp due to a running bathtub faucet and had black mold all over the inside windows (see pic). Blanket on bed was actually a thin fleece blanket wrapped in two sheets. Room walls are paper thin so when the people next door come back from Duval after midnight, you will have to get dressed and out of bed to ask them to keep it down since no one is at the front desk from overnight. Key West is extremely good at tourism and hospitality and at $500-$700 a night plus resort feesthere are plenty of other places to stay so do yourself a favor and pick any other property than SMS LODGING. On a positive note Dachelis tried her best to be helpful, despite managements efforts to leave her there to fend for herself.

Unethical Business Practices For many years the Angelina guest house has been my go-to while staying in Key West. It was a hidden Oasis footsteps away from the Lively nightlife of Duval. Famous for their cinnamon buns and hospitality we've always enjoyed our stays at the Angelina. During our last day in the fall of 2021 we would always leave a deposit for our next stay the following year. We were made aware that the hotel was being sold but the new owners would honor the reservations. Early this summer I found the hotel had a renovation so I went online to check to see how the hotel changed. From what I could see online I could not see any upgrades at the hotel. I went to see if the pricing per night changed and to my surprise I found my room was available for my dates that I had reserved, however the price had more than tripled. Unable to find a phone number for the Angelina I contacted the Naya as they are owned by the same parent company SMS lodgings. I was informed that all prior reservations were canceled. I thought this was odd as I never received a notification nor did I receive a refund for my deposit. I contacted a few people that regularly stayed during the same time as I visit and I found out that they were told that the hotel would not be open in the fall because it was under renovation. It seems that the Angelina may have used the guise of renovation to cancel reservations in order to receive upwards of triple the rate that we were guaranteed in 2021. I have sent multiple emails to the Angelina to SMS lodgings and left a message with the manager of the Naya to have the manager of the Angelina contact me and I'm yet to get a response. I have not been issue a refund for my deposit and now much higher price. I know of five other people who had their reservations canceled unethically
