American Nationwide Mortgage Company -Frederick Schmitz

Reposting my review because somehow it was deleted. I think it's unfair to consumers that bad reviews can be removed/deleted. Unfortunately my experience with American Nationwide and Fred was an absolute nightmare. I was involved with the sale of my home and the purchase of a new home. Fred was handling the transactions for both my buyer and for my purchase. Fred assured me all would run smoothly and he would take care of me, not like other companies who quote one rate only to change it prior to close, and he did exactly that himself. He quoted me a fair rate for a 5% down, no PMI loan and then ignored my continued requests to lock. At a point when it was too late to arrange other financing and still close on time he added .5 point fee to my loan estimate saying that was the current cost. After pushing back and almost canceling my entire deal Fred did agree to increase his lender credits slightly to cover some of the additional costs. Then at 4:30pm two days prior to close (one day prior to my move out) Fred notified me and my realtor of an issue with the appraisal (a document his company had for almost three weeks) and causing a delay with our close. The delay was not a huge issue as that happens sometimes. What was an issue was the way it was handled with daily assurances that we would be able to close the next day and then being told at 5:00pm or later that it would in fact be the next day. This went on multiple days and we ultimately closed. During the process Fred blamed others within his organization for the poor handling of our files and promised to pay for additional costs I incurred with my movers and an overnight stay because our close had to be split over two days. After the close was completed and I submitted my reimbursement requests, Fred ignored them for two days and then on the third day when I requested an update he pushed back and made reference to a lender credit he gave to my buyer. That credit was in fact made because he had not properly vetted my buyer and told him we was eligible for a home for heros credit which ultimately he was denied at the last minute. When I pushed back and threatened to escalate within the company, Fred threatened me with a cease and desist letter and accused me of harassment. Fred was one of the most unprofessional individuals I have worked with and I would not recommend him or American Nationwide.

Fred was amazing! This was my first home purchase and he made my experience so less stressful. He understood my needs very well and made it happen! I had spoken with several other lenders and they were not nearly as responsive as Fred. I highly recommend Fred and he truly cares - Lesley Cort St. John's/ Jacksonville , FL |

Frederick helped me and my spouse achieve our dreams of a smooth refinance so that we could focus on our family. My husband was able to walk away from a demanding job and be home more with our new re-consolidated mortgage. I am a control freak when it comes to money and finances; lets just say Frederick took the wheel and made it smooth sailing!! Throughout the ENTIRE process beginning to end he was right there the whole time. Not once did the terms and conditions of the loan I was taking on (or any of the multiple options we were shown) ever change. Interest rate was the same as expected and all terms at closing!! This guy even referred us to an insurance specialist that helped us shop our home owners insurance around and we were able to get a great insurance rate! Work with Fred on your home purchase or refi, will be the best financial decision of your life!
