My experience with Mr. James as a realtor has left me with a property that is essentially worthless that is now in foreclosure with an inconplete rehab. I was advised to purchase the property as is despite multiple code enforcement violations, foundation issues and more that I was unaware of until months after the fact. I was presented with inflated ARV's and inaccurate renovation budgets to convince me to purchase the property. The rehab project was supposed to be managed by Mr. James who also acted as the realtor whom I had/have no contract with. Yet I was instructed to send thousands of dollars to Mr. James or to a business account that he possibly has access to. These majority of these funds are now unaccounted for and the property is in foreclosure due to there not being enough rehab funds available to complete the project. There was a lack of communication, transparency and blatant lies throughout the process from Torry and the party that inserted him into the "real estate mentorship" that I PAID 5 figures to join. An experienced and knowledgeable realtor and real estate investor would not have advised me to purchase the property and would have accurately assessed the market and actual costs that would be associated with completing the rehab project to turn a profit. My eagerness & ignorance of how real-estate flips work was taken advantage of & I have lost and continue to lose exponentially as a result.

I had an extremely disappointing experience with Torry that I feel compelled to share. Unfortunately, I along with several other innocent individuals, have fallen victim to a scam orchestrated by him and his accomplices. Torry works closely with J White Enterprises, J White Construction, J White Business Center, Luigis Concrete and more, Janay White, Alex Feliciano, and together, they orchestrated a scheme to defraud investors through real estate short-term rentals and as well as their home construction company. They promised lucrative returns and a sound investment opportunity, but it turned out to be nothing more than a carefully orchestrated scam. One of the most concerning aspects of this ordeal is the complete lack of transparency and accountability. Despite repeatedly requesting accurate balance sheets and financial information from Torry, Janay, and Alex, they consistently failed to provide any documentation. This lack of transparency is deeply troubling and raises serious red flags. Furthermore, when I attempted to address my concerns and seek clarification with Torry he conveniently began avoiding my calls and messages. In fact, he went so far as to block my number, leaving me feeling frustrated and powerless. It's disheartening to think that individuals in the real estate industry, who are supposed to guide and protect their clients, would instead engage in such deceptive and fraudulent practices. I strongly urge anyone considering working with Torry James, J White Enterprises, J White Construction, Luigis Concrete to exercise extreme caution and thoroughly investigate their background and track record. I believe it's crucial to bring attention to these deceptive practices and warn others about the potential risks involved. If you have also been affected by this real estate and investment nightmare, I encourage you to report your experience to the appropriate authorities to ensure that justice is served. Please be cautious when dealing with TORRY JAMES and booking his short term rental units. They are known for baiting and switching your stay to other units that dont reflect the amount you pay! Beware and save yourself your hard earned money. These people dont work for money, they take the easy route and victimize innocent people and fraudulently and scam people.

Torry James is a FRAUD! He knowingly works for Janay White as her accountant and helps her steal from people! They are taking money from several investors like myself for hundreds of thousands of dollars. These people are thieves and need to be stopped. BOYCOTT Janay White, Torry James, and Alex Feliciano
