Ty was awesome. Within 24 hours of contacting him we had a pre-approval letter in hand, and on top of that he did some additional research into the rental property we were looking at to confirm our rents and value were accurate. He spoke with the seller's agent to assure them that we would be able to close the loan, and I feel that played a large part in them accepting our offer.
