Love the character the building has! An amazing location walking distance or scooter distance to everything. Management sucks, poor at responding to anything

Clean and renovated apartments. Happy overall with the management and apartment itself. There was a few issues with the apartment but they were handled quickly and the staff was professional.

This apartment building is far from a five star even with the new management. I've lived in the building for nearly 10 months and will not be renewing my lease. Pests (cockroaches and) are a huge issue and maintenance requests are deleted before being resolved. Heat was out in the building for several days and reports of black mold in basement apartments.

Update: A local station, KDVR, did a story on these guys. It's kinda buried on Google, but you can find it if you scroll. Track it down and read it. Congrats to the tenants who stayed and stood up for themselves! Urban American is terrible. Urban American is likely trying to escape negative reviews by having people review The Kentom, instead of the company that owns it. To be clear, The Kentom is a lovely Edwardian building that needs a lot of maintenance. Urban American is a slumlord outfit that appears to increase profits by reducing maintenance. I moved out nine months ago, and I see that people are now giving this place positive reviews. I never got around to mine, so I think it's worth warning future tenants that this building still appears to be owned by Urban American, a company based out of NYC that came in, raised rents in the middle of the pandemic, and proceeded to run this place into the ground. I will simply list off the experiences I and other tenants had. - One resident moved in and found that their stove wasn't working. It wasn't fixed for a month. - Another resident moved in and found that there shower wasn't working. It wasn't fixed for a month. - Another resident was going to move in, but they had it delayed because one of the windows was broken. A week later, they moved in with the window still broken. - Another resident had to borrow some clamps and wood glue from me because the "kitchen renovations" forgot the wood glue part. All of the cabinetry was tenuously held together by brad nails and falling apart. - Another resident's radiators weren't working. The landlord is legally obligated to provide space heaters in this circumstance. The resident ended up having to buy their own space heaters anyway. - The fire alarms would start going off at random and the only way some folks could convince management to fix it was by threatening to call the fire department. - When the boiler went out, and the temps were maxing in the twenties, there was no one to call and resolve the issue. All of the provided numbers went voice mailboxes that weren't set up. I tried to resolve this issue through every available avenue and kept hitting dead ends. We spent 48 hours without heat in the dead of winter. There are more stories. I ended up calling Denver's health department over that last one and a case worker named Billy arrived to confirm that the interior temperature placed Urban American in violation of Municipal Code Chapter 27. He also wearily said that they would receive little more than a wag of the finger. I have never felt so alienated, so incapable of controlling my own destiny as I did when renting from this criminally negligent company, and I fly Frontier! I am sure that the individuals working for Urban American are not themselves evil, but their employer is indisputably an engine of misery. That said, by the end of my residence, it appeared that the most scrupulous people had quit in disgust or been fired. Don't believe me? They've gotten a treatment from the New York Times back in their old stomping ground! Just Google the following: "Eviction Anxiety Rattles a Formerly Subsidized Upper Manhattan Building"

Cockroaches and pests in this building!!! Notice there is only 1 star or 5 star reviews spot the real ones from the fake ones please! I am unsure who is reviewing this building so highly, since all of the neighbors Ive spoken to have had very similar complaints. I lived on the top floor, so I can only imagine how the conditions worsened on the floors below. Some personal examples are: - no heat for days, weeks sometimes - pests everywhere - had an unfixed leaking radiator in both rooms that were not addressed for the 12 months I used to live there. - metered & timed street parking - nearest parking lot is $200/month - maintenance virtually does not exist - the buildings emergency telephone line that hangs up on you eventually. - bike theft/ hallway theft - broken/ unsecure mail boxes - others that I didnt deal with but heard of were: black mold, leaking ceilings, stolen laundry. The list goes on and on, but dont be fooled by the natural light and wooden floors like I did; this place is a nightmare. The only way I would recommend (because the building itself is lovely, just neglected) is if it was under new management. I WILL NEVER RENT WITH URBAN AMERICAN AGAIN!!!!!!!
